Employment Type: Part-Time / Independent Contractor
About the Role:
Aoka is seeking an experienced Monthly Construction Inspector to independently monitor and document construction progress on HUD-insured multifamily housing projects.
This role is ideal for experienced professionals looking to earn additional income alongside their full-time career. Each project requires only one inspection per month, with a total time commitment of approximately 3 hours or less per inspection, including travel time.
You will conduct a monthly site inspection, review project documentation, verify progress, document findings, and prepare an objective report for HUD, the owner, and lender. This is an observation and reporting role and does not involve directing contractors, supervising construction, or performing code enforcement.
Key Responsibilities:
- Attend the monthly Owner-Architect-Contractor (OAC) meeting on-site.
- Coordinate with the superintendent, general contractor, architect of record, owner representatives, and other project stakeholders.
- Conduct a comprehensive monthly site walkthrough to evaluate progress against the approved construction schedule and Schedule of Values.
- Review monthly draw requests, construction progress reports, project costs, pay applications, and supporting documentation in relation to work completed.
- Monitor project progress and identify potential schedule delays or significant project risks.
- If a project falls 10% or more behind schedule, document the cause and assist the project team in developing a recovery plan for HUD.
- Conduct Davis-Bacon prevailing wage interviews, verify worker classifications, and document findings when required.
- Capture comprehensive progress photographs that clearly document project status. Photos must be organized and properly captioned.
- Maintain and update project records in VertexPlans, Aoka's proprietary reporting and inspection platform. Training will be provided.
- Prepare clear, objective monthly reports covering:
- Overall site conditions
- Construction milestones achieved
- Percentage of completion
- Schedule compliance
- Significant observations
- Potential risks or concerns
- Maintain professional independence and objectivity when working with the owner, lender, contractor, architect, and HUD.
Required Qualifications:
- Minimum 4 years of building construction or inspection experience is required, including experience with multifamily residential projects. Candidates must have experience with site inspections or observations, construction progress monitoring, and project documentation. Applicants must identify relevant multifamily projects, including the project location, unit count, dates, role, and responsibilities.

Project Locations & Travel:
Aoka currently has active projects in Amarillo, Lubbock, and Odessa, Texas. When you apply, you will be considered for the project location closest to you. If you are willing to travel to a different project location, travel will be compensated.
Compensation:
$500 per inspection
- Each inspection typically takes less than 2 hours to complete.
- Compensation is provided on a per-inspection basis.
