Position Overview
The Design & Build Project Manager is responsible for coordinating and managing the entire project lifecycle from design through construction completion, serving as the core link between design and construction while coordinating the interests of all parties. This position requires comprehensive technical knowledge, management capabilities, and communication skills, making it one of the most challenging and important roles in the construction engineering industry.
Key Responsibilities
1. Critical Presentations and Communication
Lead project presentations at all stages, including introducing project objectives, scope, schedule, and organizational structure to the team and client at project initiation; presenting conceptual and detailed design proposals during the design phase to obtain client approval; conducting regular progress reports on construction progress, issues, and solutions; delivering milestone reports at critical junctures (such as structural topping out and MEP completion); and presenting project deliverables, conducting handover, and providing project summaries at completion.
2. Project Management and Coordination
Responsible for overall project planning, execution, and monitoring to ensure projects are completed on time, within budget, and to quality standards. Coordinate work among design teams, construction teams, consultants, and subcontractors to ensure effective communication and collaboration among all parties.
3. Design Phase Management
Supervise the progress and quality of architectural, structural, MEP, and other design work within the design team, ensuring design solutions meet client requirements, regulatory requirements, and budget constraints. Review design drawings and technical specifications, and coordinate the design change process.
4. Construction Phase Management
Supervise on-site construction progress, quality, and safety within the construction team, conducting regular site inspections. Manage client vendors, construction teams, and subcontractors, resolving technical issues and conflicts during construction. Ensure construction complies with design drawings and relevant specification standards.
5. Financial and Contract Management
Collaborate with design and construction teams to discuss strategies for preparing and controlling project budgets, reviewing and approving change orders and payment applications. Manage contractual relationships with owners, design consultants, and contractors, handling claims and disputes.
6. Risk Management and Reporting
Identify project risks and develop response strategies, providing regular project progress reports to senior management and clients. Ensure projects comply with health, safety, and environmental regulatory requirements.
Selection Criteria
1. Educational Requirements
Bachelor's degree in Architecture, Civil Engineering, MEP Engineering, or related field. Master's degree or professional certifications (such as PMP, PRINCE2) are advantageous.
2. Work Experience
Typically requires 5-10 years or more of construction or engineering project management experience, including at least 3-5 years in a project manager or similar position. Proven experience managing Design & Build projects. Familiarity with commercial buildings, office buildings, industrial facilities, or residential development projects.
3. Professional Skills and Knowledge
In-depth understanding of architectural design and construction processes, building codes, and regulatory requirements. Proficient in project management methodologies and tools (such as MS Project, Primavera). Capable of budget preparation, cost control, and financial management. Understanding of interior fit-out contract forms.
4. Skills
Excellent leadership and team management abilities, capable of motivating and coordinating diverse teams. Outstanding communication and negotiation skills, able to interact effectively with clients, consultants, and contractors. Strong problem-solving and decision-making abilities, capable of making timely decisions under pressure. Good organizational and time management skills.
5. Other Requirements
Depending on project nature, may require relevant professional licenses or registered qualifications. Willingness to travel and work on construction sites. Good English proficiency (or other relevant languages).
