A day in the life
As a Maintenance Technician, you will support the Customer Experience Team (CET) by helping maintain Prologis industrial properties and delivering responsive service to customers in the San Antonio market. You will perform preventive maintenance and minor repairs within the scope of your training and experience, inspect buildings and grounds, and coordinate specialized work with licensed contractors or vendors. You will work independently across multiple properties while partnering with the Real Estate and Customer Experience (RECX) Manager, customers, vendors, and contractors. Your work will support safe operations, asset condition, curb appeal, and a consistent customer experience.
Key responsibilities include:
- Perform preventive maintenance and minor repairs within the scope of training and experience; identify and coordinate specialized repairs requiring licensed contractors or vendors; and recommend solutions to the Real Estate and Customer Experience (RECX) Manager.
- Inspect buildings, grounds, building systems, landscaping, pavement, cleanliness, and curb appeal; document maintenance and safety issues; and coordinate corrective action with the RECX Manager.
- Troubleshoot maintenance concerns and monitor building systems to identify potential issues, reduce downtime, and extend the useful life of building assets.
- Coordinate repair scheduling, walkthroughs, move-ins, move-outs, required annual inspections, and verification of completed vendor work.
- Serve as an onsite resource by providing timely updates, responding to customer concerns, maintaining productive relationships with customers, vendors, and contractors, and identifying opportunities to support customers through Prologis value-added products and services.
- Respond to emergency maintenance issues after regular business hours and on weekends as needed; coordinate timely resolution; and report safety issues, unusual occurrences, and property damage promptly.
- Maintain the safe storage and condition of company-issued supplies, chemicals, tools, and equipment, and complete required safety training.
Building blocks for success
Required:
- 3+ years of skilled maintenance experience.
- Mechanical aptitude and demonstrated ability to troubleshoot building maintenance issues in more than one of these areas: carpentry, plumbing, electrical, painting, landscaping, heating, ventilation, and air conditioning (HVAC), Fire Life Safety, or dock equipment.
- Ability to work independently in the field and manage multiple priorities across several properties.
- Ability to use desktop and mobile applications to manage work orders, document inspections, and communicate with customers and team members.
- Ability to communicate effectively and provide customer service to customers, peers, managers, contractors, and vendors.
- Ability to work outdoors in varying weather conditions and travel between multiple properties throughout the day.
- Ability to respond to emergency maintenance needs after regular business hours and on weekends as needed.
- Ability to walk and drive between properties, bend, twist, lift up to 50 pounds, climb fixed and extension ladders, and perform physical maintenance activities indoors and outdoors.
- Valid driver's license, acceptable driving record, and ability to comply with company vehicle policies.
Preferred:
- High school diploma or GED.
- Commercial real estate maintenance experience.
- Experience with work order management, Fire Life Safety, alarm, facility management, or building control systems.
- Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.
Hiring Salary Range of: $29.32 ($61,000) - $36.54 ($76,000). Salary and whole compensation package (bonus target) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
