Senior Maintenance Supervisor – Luxury High Rise
Jersey City, NJ | Live-On Required
Are you an experienced luxury high-rise maintenance leader who thrives in complex buildings and takes pride in operating premier residential communities?
We're seeking an accomplished Maintenance Supervisor to oversee operations at one of the most prestigious luxury residential portfolios on the Jersey City waterfront. This flagship assignment encompasses some of the area's highest-profile apartment communities with premium rents, discerning residents, and exceptional service standards.
This is not a garden-style maintenance position. We're looking for a seasoned leader with luxury high-rise, multi-site supervisory experience who understands sophisticated building systems, leads by example, and takes ownership of every aspect of building operations.
What You'll Do
As Maintenance Supervisor, you'll oversee the day-to-day operations, preventative maintenance, and resident service experience across two luxury residential towers while leading one of the largest maintenance teams in the portfolio.
Your responsibilities will include:
- Lead all maintenance operations across two adjacent luxury high-rise communities.
- Supervise, coach, and develop a large on-site team consisting of handymen, porters, and doormen while promoting accountability, safety, and exceptional customer service.
- Oversee preventive maintenance programs and ensure all building systems operate efficiently and reliably.
- Manage complex central plant mechanical systems, including:
- Water source heat pumps
- Cooling towers
- Boilers
- Cogeneration (co-gen/TriGen) systems
- Building Management/Automation Systems (BMS/BAS)
- Respond quickly and effectively to resident maintenance requests, ensuring a best-in-class customer experience.
- Oversee apartment turnovers to ensure homes meet luxury standards for new residents.
- Manage work orders through HappyCo or similar maintenance platforms.
- Monitor maintenance budgets, purchase orders, inventory, and operating expenses.
- Manage vendor relationships, negotiate service contracts, and oversee third-party contractors.
- Ensure compliance with all safety regulations, inspections, and preventative maintenance requirements.
- Maintain exceptional curb appeal and common area presentation throughout both communities.
- Partner closely with Property Management to support operational excellence and resident satisfaction.
What We're Looking For
The ideal candidate is an experienced luxury high-rise maintenance professional who enjoys leading people just as much as solving technical challenges.
Qualifications include:
- 8+ years of maintenance leadership experience in large-scale multifamily communities
- Previous supervisory responsibility for 500+ residential units
- Multi-site maintenance management experience is required
- Extensive luxury high-rise residential experience (garden-style experience alone will not be considered)
- Strong knowledge of central plant mechanical systems, including boilers, HVAC, plumbing, electrical systems, cooling towers, and water source heat pumps
- Experience operating Building Automation Systems (BAS/BMS)
- Working knowledge of fire alarm and fire suppression systems
- Strong budgeting, purchasing, and vendor management experience
- Experience with HappyCo, Yardi, or similar property management software is preferred
- Excellent leadership, communication, and organizational skills
- Spanish bilingual skills are a plus
- Bachelor's degree in Engineering or a related field is preferred
