Job Summary: 

LaGuardia Gateway Partners seeks a Director, Facilities Services with strong knowledge of building systems, maintenance, and operation with a focus on financial and strategic planning. The Director, Facilities Services, is responsible for overseeing the strategic planning, development, and management of Terminal B, including grounds, equipment, and services. This role involves leadership, collaboration with various departments, and ensuring the effective operation, maintenance, and enhancement of facilities to support the organization’s objectives. 

Responsibilities: 

• Oversee the operations and maintenance of the Terminal to ensure that the highest standards and best practices for building operations and maintenance are consistently attained and continually improved upon. 

• Review and approve purchase orders and invoices in web-based accounting software. 

• Manage certain aspects of the environmental issues, including but not limited to spill capture, storm water, land applications and wastewater treatment. 

• Manage source contacts, deliverables and K.P.I.’s. 

• Maintain the Facilities' mechanical, electrical, plumbing and fire and life safety systems to help ensure warranties are maintained and equipment functions properly and efficiently.   

• Conduct a single point of failure inspection to ensure equipment reliability. 

• Maintain the exterior of the Facilities, including roofs, building facade, aprons, sidewalks, and roadways. 

• Establish expectations and standards for the cleaning contractor of the Terminal to ensure a high level of service is delivered. 

• Build on capable and in control processes to drive continuous improvement within utilities. 

• Develop and initiate planned preventive maintenance programs for facility equipment, including HVAC, power management and other building systems ensuring the Capital Asset Plan is viable. 

• Prepare and manage the annual operating budgets including monthly forecasting and variance reporting. 

• Direct the Facilities maintenance staff, provide leadership, communications, ongoing evaluation and compliance with all Company policies and regulations as well as compliance with all applicable legal requirements. 

• Develop and oversee computerized preventive maintenance and work order systems for all facility systems to maximize efficiency and operating life of equipment. 

• Execute and manage service agreements and contracts for maintaining the building and equipment. 

• Evaluate and oversee energy management programs. 

• Maintain compliance with OSHA requirements, file OSHA reports. 

• Establish and maintain effective working relationships with internal and external stakeholders. 

• Perform all other duties as required. 

Skills: 

• The ideal candidate must have most, if not all, of the following skills and experiences: 

• A minimum of 7 years of facility management experience. A minimum of 5 years supervisory experience. 

• Experience managing a facility that must be fully operational 365/24/7. 

• Possess excellent verbal and written communication skills. 

• Be extremely organized; demonstrate initiative and an ability to complete multiple assignments in a timely manner. 

• Individual must work well in a dynamic environment and be able to recommend and implement process improvements, work independently, and handle multiple tasks simultaneously. 

• Ability directs a multi-functional operations and maintenance vendors and contractors. 

• Strong knowledge of refrigeration system, chillers and critical application systems, Uninterrupted Power Supplies, emergency power generators and various building automation systems (e.g., power, HVAC, etc.). 

• Ability to read blueprints and construction documents 

• Knowledge of OSHA and ASHRAE requirements, OSHA filing obligations, and other applicable laws as to the health, safety and working conditions of employees. 

• Ability to establish and maintain effective relationships with third-party vendors to help ensure maintenance and cleaning services are delivered as required. 

• Ability to work a flexible schedule, including nights, weekends, weather-related events, and holidays. 

• Must be able to regularly respond to emergencies at any time of day or night. 

• Ability to work effectively while exposed to varying and unpredictable inside and outside environmental conditions, including extreme heat, extreme cold, noise, hazards, and atmospheric conditions (e.g., fumes, odors, and gases), snow, rain, wind, etc. 

• Ability to lift to 50 pounds. 

• Ability to regularly climb ladders, stairs, sit, stand, and walk for extended periods of time. 

• Ability to regularly stoop, kneel, crouch, twist, reach, grasp, and lift. 

• Proficiency with general office PC applications (i.e., word processing, spreadsheets, etc.). 

 

Education and Qualification  

• Bachelor's degree or higher in related field with technical training in plant engineering, or factory/plant maintenance 

• LEED certification preferred, not required 

  

Primary Work Location: LaGuardia Airport, NY (Onsite) 

 

Employee Status: Full Time, Nights/Weekends as Required
