  • Create Value
  • Build Partnerships

Do you like what you’re reading? Nice, but enough about us, let’s talk about you. Are You…

  • Passionate:  You are dedicated to the "grand opening" moment, thriving on the journey from a signed lease to a vibrant, operating storefront.
  • A Partner: You are a master communicator who builds trust with Ownership, Leasing, and Tenants alike, ensuring every stakeholder is aligned.
  • Growth-Minded: You see the evolving landscape of retail design as an opportunity to update standards and innovate how we deliver spaces.

The Opportunity

We are seeking a high-level Director of Tenant Services to lead the tenant finish-out process across our premier retail and mixed-use portfolio. This leadership role requires a strategic thinker who can navigate the complexities of retail shell development while managing the technical intricacies of tenant work letters and interior construction. You will be responsible for the entire lifecycle—from reviewing LOIs and negotiating delivery terms to overseeing punch lists and final openings. If you possess a high degree of integrity, a relentless work ethic, and the ability to manage a high volume of sophisticated projects, we invite you to lead our Tenant Services platform.

What You’ll Do

1. Strategic Oversight & Lease Coordination

  • Lease Analysis: Review LOIs and leases for delivery terms, signage requirements, and construction responsibilities; provide critical feedback  to Leasing and Ownership.
  • Custom Scoping: Obtain budgetary pricing and oversee work performed by the Landlord that exceeds standard delivery terms.

2. Tenant Construction & Project Management

  • Milestone Monitoring: Track tenant construction at specific milestones to ensure they meet the schedule, design intent, and interface correctly with building systems.
  • Plan  Review: Review, track, and approve all tenant plans and signage drawings, ensuring compliance with updated Tenant Design Criteria.
  • Pre-Construction Leadership: Organize and lead pre-construction meetings with Property      Management, tenants, and general contractors.

3. Financial & Legal Stewardship

  • Budget Management: Maintain project budgets, track commitments, and process invoices and department fees.
  • Allowance Oversight: Review and process Tenant Improvement (TI) allowance paperwork, ensuring all lien filings are released prior to disbursement.
  • Legal Liaison: Coordinate with property attorneys on defaults, delays, or warranty failures.

4. External Relations & Entitlements

  • Government Coordination: Interface with local agencies for approvals on façade  and signage changes, including attending Design Review Committees.
  • Consultant  Management: Coordinate with consultants on city-required information  such as parking counts and utility letters.
  • Temporary Activations: Work with the Specialty Leasing team to create temporary spaces for short-term or "pop-up" deals.

Requirements

What You Bring to the Table

Education & Experience

  • Academic Background: Bachelor’s degree required; preference for Engineering, Architecture, Construction Management, or Design.
  • Proven Tenure: 5+ years of tenant coordination experience with a developer,  project management firm, or retailer.
  • Technical Proficiency: Experience reading construction plans and familiarity with general building and ADA codes is mandatory.

Core Professional Skills

  • Software  Mastery: Proficiency with Bluebeam or similar software; experience with AutoCAD and Procore is highly preferred.
  • Execution: Ability to work under pressure and coordinate numerous complex activities  across multiple properties.
  • Communication: Exceptional interpersonal, oral, and written communication skills for reporting to high-level Ownership and Senior Management.

Personal Attributes
