Who We Want: We want a Closer/Funder that is responsible for preparing loan packages for closing as well as funding loans. The position coordinates the closing of mortgage loans with the borrower, Title Company, and other related parties. The Closer/Funder is expected to provide high-quality customer service while contributing to the Mortgage Department and Homeowners goals and objectives. The position is responsible for ensuring timely management of assigned pipeline for closing, funding, shipping, and various other post-closing functions.
Essential Duties:
- This is a fully remote position for residents of Arizona, California, or Texas
- Prepares, reviews, and generates mortgage closing documents according to file specifics, department, and compliance requirements
- Inputs and confirms data required to generate Review and approves Closing package
- Audits the signed loan documents and credit package ensuring accuracy and compliance with federal and state law as well as Homeowners policies
- Manages assigned pipeline of fundings
- Ensures the final loan documents, wire requests, escrow coordination, and shipment to investor and warehouse tasks are completed timely and accurately
- Approves funding of loan
- Maintains contact with outside agencies (title companies, insurance agents, credit agencies, appraisers) in order to obtain required information/documentation while maintaining a high level of customer service
- Serves as a liaison between Homeowners and closing agent
- Coordinates corrections with title companies when necessary
- Generates, reviews, and approves HUD-I/Settlement Statement to ensure compliance
- Follows up with closing agent for final settlement statement and validates there are no unauthorized changes to the final HUD
- Remits funds to title companies and distributes loan proceeds in accordance with mortgage documentation
- Completes GFE Review according to RESPA’s requirements and prepares initial disclosures
- Assists in scheduling loan closings and answers routine questions regarding the mortgage loan process maximizing profitability
- Completes post-closing audits
- Transmits and ships proper loan documentation to investors
- Assist in daily closing functions of department: deposits, reports, organizing documents, etc.
- Follows up with any post-closing issues which may arise
- Participates in Homeowners internal meetings and required trainings
- Maintains a professional image and demonstrates an understanding of and follows all Homeowners Policies and Procedures
Requirements
Qualifications:
- High School Diploma or equivalent required
- Minimum of 1 year of loan funding, processing, and/or closing experience required
- Able to close a pipeline of 35 – 40+ loans a month
- Ability to read, analyze, and interpret financial data
- Familiar with reading and interpreting insurance policies, tax information, prelims, appraisals, and settlement statements
- Proficient PC skills to include Excel, Word, and Microsoft Outlook.
- Experience with Encompass/Optimal Blue/DU/LP and major origination systems preferred
- Knowledge of MDIA and RESPA disclosure requirements
- Working knowledge of mortgage origination process, FNMA, FHA, VA, RD, and SAFE ACT guidelines
- Excellent written and verbal communication skills
- Strong customer service skills to internal and external customers
- Ability to develop positive relationships
- Exceptional organization and time management skills
- Ability to manage multiple tasks and deadlines in a fast-paced environment
- Must be able to implement written procedures

Working Conditions:
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. This job may require handling objects up to 10 pounds frequently and 20 pounds occasionally. While performing the duties described herein, the employee is regularly required to sit; use hands and fingers to handle or feel in addition to talking and hearing. The employee is frequently required to stand and walk. The noise level in the work environment is usually moderate. Office environment is normally climate-controlled.
