Learning Outcomes & Objectives
In this role, you will receive direct mentorship from the Vice President, Property Commercial, gaining an insider’s perspective on the fundamental mechanics of real estate.
Beyond technical execution, you will be guided through the nuances of industry-standard metrics—such as WALE (Weighted Average Lease Expiry), Occupancy Costs, and NLA/GFA efficiency.
Project Scope & Key Deliverables
Power BI Analytics & Dashboarding: Develop and maintain interactive dashboards to centralize diverse datasets—including leasing schedules, FM expenditures, and utility metrics—into a unified "Asset Health" model.
Market Benchmarking: Conduct comprehensive research on Singapore’s retail and office sectors to map asset performance (rents, occupancy costs, and rates) against industry competitors.
Strategic Performance Tracking: Visualize key metrics such as rental reversions and lease expiry profiles to provide data-driven support for master planning and executive decision-making.
Prerequisites / Skills Required
Data-driven strategist who possesses a high level of technical proficiency in Power BI and Advanced Excel
Proven ability to transform complex, raw datasets into clear and compelling visual narratives.
Sharp analytical mindset and a strong capability to interpret trends within the data.
Detail-oriented problem-solver who is eager to understand the commercial mechanics of real estate.
Ability to work effectively with diverse teams across different departments and confidence in approaching stakeholders to source data and clarify project requirements.
Ability to provide regular project updates and proactively flag potential "roadblocks" or challenges to supervisors to ensure timely resolution.
Qualification
Currently pursuing a Bachelor’s Degree in Business, Business Analytics, or a related discipline.
Additional Information / Requirements
Student Status: Must be currently enrolled as a full-time student at a recognized Institute of Higher Learning (IHL) in Singapore
Credit-Bearing & Graduation Requirement: The internship must be a compulsory, credit-bearing component of your academic program required for graduation.
Duration & Availability: Able to commit to a full-time internship for a minimum period of 16 consecutive weeks.
