What this opportunity involves:
This is a fantastic opportunity for a highly motivated Senior Property Accountant to take on a diverse portfolio spanning retail and commercial properties. You'll serve as a trusted finance business partner to Property Managers, delivering comprehensive financial reporting and strategic insights that drive asset performance. In this role, you'll manage the full spectrum of property accounting activities—from monthly financial close and variance analysis to annual budgeting, outgoings reconciliations, and audit coordination. You'll be part of a Property & Asset Management Client Accounting Services team that has built a working environment surpassing any of our competitors, where support, mentorship, and transparency are at the core of how we operate. This position requires travel between our Sydney CBD office and the client office in Bankstown, giving you valuable exposure to different working environments and stakeholders.
An overview of the role:
Liaise with Property Managers as the key finance business partner and maintain accurate financial information in MRI software
Deliver comprehensive monthly financial reports for your portfolio of assets, including variance commentary to budget and detailed analysis
Prepare and process journal entries, balance sheet reconciliations, and IFRS rent smoothing and incentive amortization journals
Perform annual tenant outgoing recovery reconciliations and coordinate with outgoings auditors as required
Assist with the preparation of annual budgets and forecasts, providing strategic financial input to drive asset performance
Manage capital expenditure tracking against budget and ensure all transactions are properly recorded and monitored
Transition new properties into the portfolio and process cease management activities at relevant times
Ensure JLL's internal compliance processes and procedures are adhered to, including preparation of six-monthly internal audit checklists
Reconcile GST reports, raise monthly management fees, and process client remittances and funds requests as needed
Sounds like you? This is what we are looking for:
Strong accounting experience with solid knowledge of financial reporting, budgeting, and forecasting principles
Excellent communication skills, both written and spoken, with the ability to liaise effectively with Property Managers, clients, and auditors
Proven ability to work independently, manage multiple priorities, and meet deadlines in a fast-paced environment
High attention to detail and accuracy in financial data management and reporting
Proficiency in Microsoft Excel and financial systems
Ability to commute to and work from both Sydney CBD and Bankstown client office locations
Compliance-focused mindset with a strong understanding of trust accounting principles and regulatory requirements
Property accounting experience within the real estate or property management industry (preferred)
Working knowledge of MRI software or similar property management systems (preferred)
