Description
The Vice President of Operations, Dream Live Prosper Communities, is a hands-on leader responsible for overseeing property operations across DLP’s Houston multifamily portfolio. This role will maintain a comprehensive understanding of each community and lead all activities related to operational and financial performance throughout the asset lifecycle. The Vice President will develop and execute property-level business plans, oversee capital investments, optimize revenue streams, and implement strategies that enhance operating efficiency, resident experience, net operating income, and asset value. This role requires strong multifamily property management and real estate acumen, along with the ability to build high-performing teams and drive accountability across the portfolio. The Vice President will collaborate closely with the Asset Management, Investments, and Development teams to achieve portfolio performance objectives and maximize long-term value. This position will report to the President of Dream Live Prosper Communities (Property Management). This person needs to be local to Houston.
What you have already achieved: (Requirements)
- Must live in/near Houston, TX - will work remotely as there is no physical office in Houston
- Bachelor’s degree in Real Estate, Business Administration, Finance, Property Management, or a related field.
- Minimum of 10 years of progressive multifamily property management experience, including at least five years leading a large, multi-site portfolio.
- Proven success improving occupancy, revenue, NOI, resident retention, operating efficiency, and overall property performance.
- Strong financial and operational expertise, including budgeting, forecasting, variance analysis, capital planning, lease-ups, and value-add initiatives.
- Demonstrated ability to build and lead high-performing teams, establish operational standards, and drive accountability across a Houston-based portfolio; experience with AppFolio and Conservice is preferred.

- Provide hands-on leadership and operational oversight for DLP’s Houston multifamily portfolio.
- Maintain a comprehensive understanding of each community, including its operational & leasing performance, financial results, physical condition, staffing needs, resident experience, risks, and opportunities.
- Develop and execute property-level business plans designed to improve leasing, operating efficiency, resident satisfaction, net operating income, and long-term asset value.
- Partner with the Asset Management and Portfolio Management teams in the creation and administration of annual operating budgets, capital budgets, and associated business plans.
- Supervise the preparation of annual operating and capital budgets, marketing plans, and business plans for all Houston communities under direct management.
- Monitor monthly and quarterly financial performance and ensure all property and portfolio reporting is accurate, complete, and submitted on time.
- Prepare and present quarterly Performance Goals and Roadmaps that prioritize cost and time savings, competitive advantages, performance improvements, and ancillary income opportunities across the Houston portfolio.
- Provide a quarterly synopsis of the Houston portfolio’s performance against established operating metrics and relevant data points, including completed initiatives, actual results compared with desired outcomes, and recommendations for continued improvement.
- Create, implement, evaluate, and revise detailed sales, leasing, marketing, and operational plans, programs, processes, and strategies to achieve occupancy and revenue objectives.
- Engage consistently with the Operations team to review and assess property performance related to leasing, marketing, occupancy, revenue, expense management, personnel, facilities, risk management, capital improvements, and other materially relevant matters.
- Oversee major planning and execution initiatives necessary to deliver best-in-class service and performance across the Houston portfolio.
- Collaborate closely with the Asset Management, Investments, and Development teams to achieve portfolio performance objectives and maximize long-term asset value.
- Partner with Marketing to support the corporate Dream Live Prosper website and establish best practices for individual property websites that effectively communicate DLP’s mission, brand, and resident value proposition.
- Collaborate with the Legal and Insurance teams to ensure on-site compliance with net vendor, contract review and incident-reporting system and clearly communicate its purpose, benefits, and ease of use to on-site team members and leaders.
- Monitor and ensure the consistent implementation of DLP’s quality-control requirements and brand standards throughout the Houston portfolio.
- Work with IT and Accounting to implement AppFolio and Conservice best practices and provide appropriate training and ongoing support to property teams.
- Establish consistent standard operating procedures across the Houston portfolio, including standards for cleanliness, preventative maintenance, director-level site inspections, leasing and sales processes, property-manager responsibilities, reporting, and resident service.
- Champion the implementation of resident-retention programs, evaluate each program’s effectiveness, and recommend improvements based on performance results and resident feedback.
- Conduct regular community visits and property inspections to evaluate curb appeal, cleanliness, leasing activity, maintenance operations, team performance, and delivery of DLP’s brand promise to residents, team members, and the broader community.
- Oversee asset-preservation efforts and revenue-optimization initiatives, including the physical evaluation of properties based on property reports, inspection findings, operating data, and identified risks.
- Provide oversight for property transitions, including the continued development of processes, tools, and best practices in partnership with the Transitions team when communities are added to the DLP platform.
- Anticipate and provide backup leadership and staffing support when needed, including directly managing an assigned Houston property on an interim basis when business needs require it.
- Build, lead, and develop high-performing property-management teams while establishing clear expectations, accountability, and consistent performance standards.
- Ensure all Houston portfolio operations comply with DLP policies and procedures, professional standards, legal and regulatory requirements, and organizational best practices.
