Property | Estate Manager — Aspen/Snowmass, ColoradoLocal Aspen candidates are preferred. Open to candidates nationwide, but particularly those with experience working in similar mountain climates.

Our client, an established family office based in Tampa, FL, is seeking an experienced, hands-on Property | Estate Manager to oversee a sophisticated private residential estate in the Aspen/Snowmass area. This is a special property: a large estate on beautiful acreage with real construction and systems complexity, and it calls for someone who can move fluidly between hands-on, boots-on-the-ground support when the family is in residence and confident, autonomous operation the rest of the year.

About the Role

This is not a traditional household management or hospitality-only position. It's a blend: part estate operator, part owner's representative, and part hospitality-minded caretaker. The right person takes a strong sense of ownership and accountability for the property, anticipating needs, maintaining high standards, and keeping projects, vendors, and systems running smoothly whether the family is present or away.

The client is in residence roughly 4-5 months per year, with additional shorter visits throughout the rest of the year. During those periods, this role shifts into a more visible, service-minded posture, supporting the client directly while staying attentive to the details that make their time at the property seamless. When the client is away, the role becomes independent and proactive: running the estate, managing projects, and staying ahead of maintenance and capital needs.

Key Responsibilities

Estate Operations, Grounds and Maintenance

• Oversee daily operations and long-term care of the residence, grounds, equipment, and building systems
• Build and maintain preventive-maintenance programs, and identify maintenance and capital needs early
• Maintain a strong working knowledge of HVAC, geothermal, plumbing, electrical, AV, security, irrigation, roofing, and other specialty systems
• Complete weekly interior and exterior inspections and coordinate repairs, seasonal work, and emergency response
• Maintain protocols for severe winter weather, wildfire risk, power outages, and water system issues, with reliable vendor backup
• Keep thorough, organized records in EstateSpace so system knowledge and service history live with the property, not just individual vendors

Construction and Capital Projects

• Serve as the owner's representative for renovations, repairs, and capital improvements, including current and upcoming projects 
• Manage contractors, architects, engineers, and specialty trades from scope through completion
• Review schedules, budgets, change orders, and drawings, and monitor field work for quality and adherence to scope
• Anticipate scope gaps and scheduling conflicts before they become the owner's problem
• Manage punch lists, warranties, and closeout documentation

Financial and Vendor Management

• Help develop and manage annual operating and capital budgets
• Review invoices, proposals, and contracts for accuracy and value
• Evaluate vendor pricing and scope, negotiate when appropriate, and ensure work represents good value without compromising the long-term integrity of the property
• Maintain and grow relationships with trusted vendors, and source new ones as needed

Principal Support and Property Readiness

• Prepare the residence for arrivals and departures, including stocking inventories, ensuring vehicles are clean and serviced, and confirming AV, climate control, and security systems are functioning
• Provide hands-on, hospitality-minded support while the family is in residence, from coordinating service visits to handling personal requests as they arise
• Step back into a more autonomous, behind-the-scenes role once the family departs, keeping communication flowing on projects and property status
• Work closely with the family's residential property manager, who oversees multiple properties, including submitting regular check-ins and status updates

Owner Representation

• Act as a trusted representative of the owner with all third parties
• Provide clear, concise updates on operations, projects, budgets, and upcoming decisions
• Exercise sound judgment, knowing when to make the call and when to bring the owner in
• Handle every part of the role, from strategic project oversight to the small, hands-on tasks, with the same level of care

Ideal Candidate

• 5+ years of experience working as a Property Manager working in private homes
• Background in construction or facilities management, with a genuine hands-on, service-minded approach: no task is too small
• Strong working knowledge of household and building systems
• Comfortable operating independently for extended periods, while easily shifting into a more visible, hospitality-forward role when the family is home
• Calm, organized, and thoughtful under pressure rather than reactive
• Highly communicative, proactive about flagging issues before they become problems
• Tech savvy, comfortable troubleshooting basic AV and IT issues
• Strong relationships within the Aspen/Roaring Fork Valley construction and service community are a real plus
• Prior experience in a cold mountain environment (Jackson Hole, Aspen, or similar) is valued
• Professionalism and discretion at all times

Compensation and Details

• $180,000-$200,000+ base salary | depending on experience 
• Monthly housing stipend offered and relocation support offered for out of area candidates 
• Full benefits including:
• Participation in health insurance program – 85% employer subsidy.
• PTO – 15 days; 3 weeks, prorated dependent on month hired.
• Participation in Simple IRA plan with Employer match (100% match on first 3%)
• 10 Paid holidays
