Electronic Security Site Manager

Role Overview

The Electronic Security Site Manager is responsible for the safe, compliant and efficient delivery of electronic security installation, upgrade, remedial and project works across residential and commercial sites. The role involves site supervision, workforce and subcontractor coordination, technical quality, health and safety, surveying, estimating and quotation preparation.

The postholder will ensure works meet approved specifications, EWC procedures, relevant legislation, industry standards and accreditation requirements, working within their confirmed competence and delegated authority.

Key Responsibilities

1. Plan and coordinate site activities, labour, materials, access, permits and subcontractors to meet agreed programmes and budgets.
2. Supervise engineers, operatives, apprentices and subcontractors, ensuring work is allocated according to competence, authorisation and supervision requirements.
3. Manage CCTV, access control, door entry and intercom, intruder alarm, automatic-door and integrated security installation and remedial works.
4. Complete site inspections, surveys and condition assessments, identifying client requirements, technical constraints, risks and suitable solutions.
5. Prepare scopes of work, material schedules, labour estimates and quotations, clearly documenting assumptions, exclusions and potential variations.
6. Ensure work complies with approved drawings, specifications, RAMS, manufacturer instructions, applicable standards and EWC procedures.
7. Monitor quality, progress, productivity, materials, costs and programme risks, escalating issues and changes promptly.
8. Coordinate testing, commissioning, snagging, client demonstrations and handover documentation.
9. Promote safe working practices, conduct site inspections, toolbox talks and safety briefings, and report hazards, incidents and non-compliance.
10. Maintain accurate site records, including progress reports, photographs, inspections, variations, test results and certificates.
11. Support NSI Gold and relevant ADSA compliance, accreditation audits and corrective actions.
12. Maintain workforce training and competence records, identify skills gaps and escalate competence concerns to the relevant manager or technical authority.
13. Liaise with clients, project teams, technical managers, suppliers and other trades to resolve issues and maintain positive working relationships.

Essential Requirements

1. Minimum five years' relevant electronic security installation or project delivery experience, including responsibility for supervising site teams.
2. Experience managing electronic security works on live construction, refurbishment, occupied or maintenance sites.
3. Practical knowledge of CCTV, access control, intruder alarms, door entry, intercom, automatic doors and associated systems.
4. Ability to read and interpret technical drawings, schematics, specifications, cable schedules and manufacturer information.
5. Experience carrying out site surveys and preparing scopes of work, material schedules, labour estimates and quotations.
6. Experience coordinating engineers and subcontractors and managing safety, quality and programme delivery.
7. Working knowledge of health and safety requirements, RAMS, permits, CDM duties and safe systems of work.
8. Knowledge of relevant industry standards, including NSI Gold requirements, BS EN 50131 for applicable intruder alarm systems and EN 16005 for powered pedestrian-door systems.
9. SMSTS, valid role-appropriate FESS or recognised equivalent site-access evidence, and a full UK driving licence.
10. Proficiency in Microsoft Word, Excel and Outlook.
11. Strong organisational, communication, problem-solving and commercial awareness skills.

Desirable Qualifications and Experience

1. Detailed knowledge of NSI Gold requirements and ADSA guidance relevant to the systems managed.
2. Experience using JobLogic or a similar CAFM/job management system.
3. Relevant ADSA training or experience working with powered pedestrian-door systems.
4. Experience delivering integrated electronic security projects involving IT, electrical, fire, building management, door or gate systems.

Other Requirements

1. Willingness to travel to project sites and office locations as required.
2. Flexibility to undertake occasional out-of-hours, weekend or phased working, subject to project requirements and agreement with the line manager.
3. Willingness to undertake relevant training and maintain technical knowledge in line with company, accreditation and industry requirements.
4. Undertake other reasonable duties consistent with the role.

Meetings

1. Attend project mobilisation, coordination, progress, safety, commissioning and handover meetings.
2. Attend client surveys, design reviews, quotation clarification and pre-start meetings.
3. Lead site briefings, toolbox talks and internal delivery reviews where delegated.
4. Attend internal coordination and company staff meetings as required.
