Description
Habitat America is seeking an experienced and professional Tax Credit Property Manager to join our team for Homes at Berlin in Berlin, MD. This full-time role is ideal for a motivated property management professional with a strong background in Low-Income Housing Tax Credit (LIHTC) and Section 8 HUD communities.
The Community Manager serves as the face of the property, ensuring operational excellence, regulatory compliance, and outstanding resident service. The ideal candidate is organized, detail-oriented, and committed to delivering an exceptional living experience for residents while maintaining strong financial and operational performance.
Key Responsibilities
- Oversee the daily operations of a tax credit community while ensuring compliance with all applicable housing regulations.
- Provide exceptional customer service to residents, prospects, and community partners.
- Manage leasing, occupancy, and resident relations to maintain a stable and thriving community.
- Review and analyze monthly operating statements, including budget-to-actual variances and cash flow performance.
- Prepare and submit accurate monthly financial reports and property performance reports in a timely manner.
- Ensure compliance with LIHTC and HUD regulations, including resident income certifications and re-certifications.
- Maintain accurate resident files and documentation in accordance with agency requirements.
- Supervise property staff and ensure operational standards are met.
Qualifications
- 3+ years of experience as a Property Manager or Community Manager.
- Tax Credit Specialist (TCS) or COS certification or similar affordable housing certification strongly preferred.
- Strong customer service, communication, and interpersonal skills.
- Ability to work independently while effectively following company policies and leadership direction.
- Experience with Yardi or similar property management software is a plus.
- Strong organizational skills with high attention to detail.
- Experience reviewing financial reports and managing property budgets.
- Knowledge of resident income certification and recertification processes in accordance with regulatory requirements.
