Description
As a Property Manager, you'll oversee a portfolio of residential properties while serving as the primary point of contact for owners and tenants. This role requires excellent communication, organization, problem-solving, and time management skills. You'll balance the needs of multiple properties, coordinate maintenance, ensure lease compliance, and help maximize the performance of your portfolio.
Compensation is commission-based. You are not responsible for generating your own management leads. We provide the clients, allowing you to focus on managing your portfolio and delivering exceptional service.
Requirements
What You'll Do
Portfolio & Financial Management
- Collect, secure, and return security deposits
- Collect rent and monitor delinquencies
- Manage utility bill collection, payment, documentation, and reimbursements
- Review financial expenses and communicate them with property owners
- Ensure assigned properties remain profitable or are on a strategic path toward profitability
Tenant & Owner Relations
- Serve as the primary point of contact for property owners and tenants
- Build and maintain strong professional relationships
- Respond promptly to phone calls, emails, and maintenance concerns
- Coordinate tenant move-ins and move-outs
- Monitor lease expirations, renewals, vacancies, and delinquent accounts
Property Maintenance
- Receive and triage maintenance requests
- Visit properties to evaluate maintenance concerns
- Coordinate repairs with in-house maintenance staff and subcontractors
- Obtain estimates and owner approvals for larger projects
- Build and maintain relationships with trusted vendors and contractors
- Help ensure all properties remain safe and habitable
Leasing & Compliance
- Screen rental applicants, including credit, income, and background qualifications
- Interpret and enforce lease agreements
- Educate tenants on lease terms and company policies
- Prepare rent increase notices, lease renewals, eviction requests, and other formal correspondence
- Attend magistrate hearings when necessary
- Ensure compliance with all local, state, and federal housing regulations
Leasing & Marketing
- Advertise available properties
- Respond to leasing inquiries and follow up with prospective tenants
- Show available homes and apartments
- Work to minimize vacancy and reduce unit turn times
Qualifications
Required
- Active Pennsylvania Real Estate Salesperson License
- Valid driver's license and reliable transportation
- Strong organizational and time management skills
- Excellent communication and customer service skills
- Ability to multitask in a fast-paced environment
- Professional, personable, and self-motivated
- Strong problem-solving and decision-making abilities
