Final compensation is based on experience, skills, and qualifications.
The whole operation runs on your standard.
You lead from the front. You know the buildings inside and out, you keep the team sharp and accountable, and you set the bar for how the work gets done. Budgets, turns, inspections, vendors, capital projects: you keep all of it moving without letting quality slip. If that sounds like you, we want to meet you.
At Roundhouse, our mission is simple and serious: putting humanity into housing. Since 2008 we have grown into a developer and manager of diverse real estate across four states, with more than 10,000 multifamily units and over $2B in assets under management. We got here by challenging the status quo, building communities people are proud to call home, and trusting strong leaders to run them well.
As Maintenance Supervisor, you own the daily operations of the maintenance function and partner closely with the Community Manager to keep the property safe, efficient, and ready for residents.
What you'll own
You direct the maintenance team and the work that keeps the property strong. That means you:
- Lead and develop your maintenance technicians, housekeepers, and groundskeepers through daily assignments, training, and quality control.
- Build a culture of teamwork, accountability, and professional growth while holding the line on performance and safety.
- Evaluate work quality and give clear, constructive feedback that raises the standard.
- Oversee property maintenance, repairs, and inspections for safety, compliance, and operational excellence.
- Run regular property, fire, pool, and annual inspections, resolving maintenance needs and code violations fast.
- Keep work areas, equipment, and storage organized, and enforce OSHA and company safety requirements.
- Manage make-ready schedules, unit turns, and vendor coordination for timely, high-quality move-ins.
- Conduct move-out and pre-occupancy inspections to confirm every unit is ready.
- Lead capital and renovation projects with the Facilities Manager, hitting timelines, budgets, and quality goals.
- Own vendor relationships, collect and compare bids, and support CapEx planning and execution.
- Monitor maintenance budgets, approve purchases, and manage inventory against property needs.
- Keep accurate records for work orders, preventive maintenance, inspections, and training.
- Partner with Community and Regional Managers on priorities, budgets, and long-term plans.
- Communicate regularly on property condition, project progress, and team performance.
- Take your turn in after-hours emergency rotations and pitch in on snow and ice removal.
You set the pace, you set the standard, and the whole team follows your lead.
