Responsibilities
- Utility Systems Operation & Maintenance
Take full responsibility for the daily operation and maintenance of core utility facilities across the plant, including high and low voltage power distribution systems, water supply and drainage systems, Heating, Ventilation and Air Conditioning (HVAC) systems, compressed air systems, ventilation and purification systems, and fire protection systems; ensure 24/7 stable operation of critical facilities supporting production.
- Maintenance Planning & Execution
Develop and execute annual and monthly Preventive Maintenance (PM) plans; perform routine inspections and scheduled checks, implement predictive maintenance strategies, and minimize unplanned downtime to the greatest extent possible.
- Facility Renovation & Project Management
Lead facility capital investment projects and small-scale technical improvement projects, including the modification and refurbishment of plant wall panels, epoxy flooring, doors and windows, roofing systems, and process piping; coordinate with EHS and Production departments to ensure all construction activities comply with internal standards and local regulations.
- Energy Management & Cost Optimization
Monitor and conduct in-depth analysis of water, electricity, gas, and other utility consumption data; identify sources of energy waste, develop energy-saving and consumption-reduction initiatives, drive Continuous Improvement (CI) projects, and effectively control facility operating costs.
- Emergency Response & Vendor Management
Responsible for emergency repairs in response to unexpected equipment failures; manage spare parts inventory using Min/Max levels; oversee daily contractor activities and conduct performance evaluations to ensure site compliance with 5S and EHS standards.
- Documentation & Compliance
Prepare technical reports, maintenance logs, and Standard Operating Procedures (SOPs); support internal and external audits by providing accurate compliance documentation and ensure operations comply with applicable industry regulations.
- Monitoring Management & Data Analysis
Responsible for the daily management of facility monitoring systems and online monitoring platforms, continuously monitoring equipment operating parameters and proactively identifying potential failure risks; conduct inspections of critical areas and utility facilities through Closed-Circuit Television (CCTV) systems to ensure immediate response to abnormal situations.
- External Interface Management
Serve as the primary point of contact between the company and the property management provider, responsible for daily communication and coordination; coordinate the maintenance of common plant areas managed by the property management team; ensure seamless integration between internal facility systems and property-managed systems.
Qualifications:
- Associate degree or above in Mechanical & Electrical Engineering, HVAC, Electrical Automation, or a related discipline.
- More than 5 years of facility management experience in a multinational manufacturing environment.
- Strong written reporting skills and proficiency in Microsoft Office applications.
- Excellent cross-functional communication skills and strong teamwork spirit.
