Celtic Property Management is seeking a motivated, experienced, and results-driven Community Manager to lead Coral Gardens Apartments in Phoenix, Arizona.
This is an excellent opportunity for a strong leader who understands the unique responsibilities of managing an affordable housing/Tax Credit community. We are looking for someone who can balance compliance, operations, resident relations, financial performance, and team leadership while maintaining a community residents are proud to call home.
What You’ll Be Responsible For
- Oversee the day-to-day operations of the community
- Maintain compliance with LIHTC/Tax Credit and affordable housing requirements
- Manage certifications, recertifications, resident files, and compliance documentation
- Ensure files are accurate, complete, organized, and audit-ready
- Manage leasing, occupancy, renewals, and resident retention
- Monitor delinquency and collections and take appropriate action when necessary
- Review property financial performance, expenses, and budget goals
- Maintain strong curb appeal and property standards
- Partner closely with the maintenance team to ensure work orders and unit turns are completed timely
- Conduct property inspections and follow up on outstanding items
- Lead, coach, train, and hold the onsite team accountable
- Provide professional and responsive customer service to residents
- Handle resident concerns and difficult situations professionally
- Ensure Fair Housing policies and company procedures are consistently followed
- Communicate effectively with Regional Management, Compliance, and other corporate departments
Requirements
What We’re Looking For
- Previous Community Manager or Property Manager experience
- Affordable housing and LIHTC/Tax Credit experience strongly preferred
- Knowledge of income qualifications, certifications, recertifications, and compliance documentation
- Strong understanding of Fair Housing requirements
- Experience with property management software; Yardi experience preferred
- Strong leasing, occupancy, collections, and resident relations skills
- Ability to understand budgets and property financial performance
- Strong leadership and team-management skills
- Highly organized with excellent attention to detail
- Ability to prioritize and manage multiple responsibilities and deadlines
- Professional, polished, confident, and comfortable taking ownership of the community
- A hands-on leadership style you should be willing to jump in and help your team when needed
