POSITION SUMMARY
Under the direction of the Senior Director, Tenant & Capital Improvements, the Senior Construction Project Manager, Tenant Improvement serves as the primary point of contact for tenant improvement projects across Bedrock properties. This role partners with Construction, Development, Legal, Leasing, Finance, Design, Architecture, Operations, and Property Management teams to facilitate tenant openings and support successful project delivery. The Senior Construction Project Manager is responsible for managing tenant improvement projects from planning through completion, coordinating stakeholder activities, monitoring project schedules, ensuring compliance with lease requirements and applicable regulations, and supporting timely tenant occupancy.
ESSENTIAL FUNTIONS
Act as the primary owner and point of contact for tenant improvement projects, including complex tenant buildouts, from lease execution through tenant occupancy.
Support tenants and their consultants by providing information related to existing conditions, permitting requirements, inspections, construction requirements, and project execution processes.
Guide tenants through the design, permitting, construction, and occupancy process.
Manage tenant improvement projects where Bedrock provides construction management services, including coordination of architects, engineers, contractors, consultants, and other project stakeholders.
Provide a high level of service and support to Leasing, Legal, Property Management, tenants, contractors, and internal stakeholders throughout the project lifecycle.
Develop and maintain critical path schedules to monitor project activities, milestones, and completion dates.
Prepare and provide landlord work estimates, including complex scopes involving structural work, site improvements, and turnkey construction, to support leasing and deal review activities.
Monitor tenant improvement activities to ensure compliance with lease requirements, approved contractors, insurance requirements, permitting requirements, and inspection requirements.
Facilitate preconstruction meetings with tenants, contractors, Property Management, and Engineering teams to review project requirements, site logistics, and operational considerations.
Independently manage project workload, priorities, documentation, stakeholder communication, and tenant progress reporting with limited supervisory oversight.
Review, comment on, and approve tenant plans to ensure compliance with building systems, design criteria, and project requirements.
Advise Leasing on prospective tenant projects within historically designated properties, including historic tax credit requirements and project considerations.
Maintain accurate project documentation, records, schedules, and status reporting throughout project execution.
Perform other duties as assigned.
POSITION REQUIREMENTS
Bachelor's degree in Construction Management, Architecture, Civil Engineering, Structural Engineering, or a related field, or an equivalent combination of education, training, and experience.
5+ years of construction project management experience and 3+ years within a direct tenant improvement construction .
(REQUIRED) Experience supporting tenant improvement, retail, commercial, office, hospitality, or mixed-use construction projects.
Experience managing construction projects through design, permitting, construction, and occupancy.
Experience developing project schedules, construction estimates, scopes of work, and project budgets.
Experience coordinating contractors, consultants, architects, engineers, tenants, and internal stakeholders.
Experience reviewing construction drawings, specifications, lease requirements, and project documentation.
Proficiency with construction management software and tools, including Bluebeam, Revit, Procore, or similar platforms.
Knowledge of permitting processes, building codes, inspection requirements, and construction compliance standards.
Specialized certifications, licenses, or advanced education related to construction, project management, architecture, or engineering are preferred.
Valid Michigan driver's license, if required for business travel.

WORK ENVIRONMENT
Bedrock is an in-person, five-day-a-week workplace. All team members are expected to work on site Monday through Friday during standard business hours, unless otherwise specified by their role or designated shift.
Some roles may have flexibility to work remotely on Fridays, based on the nature of the work and business needs. This flexibility is granted at the discretion of the Company and may be adjusted at any time.
Prolonged periods of sitting and computer use; occasional movement between buildings; ability to lift up to 15 lbs.
