The Poppleton | Omaha, NE
The Poppleton is a brand-new affordable housing community in Omaha’s Park Avenue neighborhood, bringing 51 new mixed-income apartments to the area as part of a two-phase, 121-unit development. With Phase I opening in fall 2026, this is an exciting opportunity to join the property at the beginning of its journey and play a key role in establishing a successful community.
We are seeking a top-tier Property Manager to lead onsite operations and oversee a successful lease-up. The property offers studio, one- and two-bedroom apartments serving households with incomes ranging from 40% to 60% of Area Median Income (AMI), along with amenities including underground parking, onsite laundry, and a pickleball court. The Poppleton’s convenient location near public transportation, major highways, neighborhood resources, and downtown Omaha makes it a unique opportunity to create an exceptional living experience for future residents.
The Property Manager will oversee day-to-day property operations, resident services, leasing activity, financial performance, and compliance while building a strong foundation for the community from the ground up.

Full-Time | Monday-Friday | 9:00 AM-6:00 PM
The Successful Property Manager Will:
- Lead the day-to-day operations of The Poppleton while establishing efficient and effective onsite processes for a newly constructed community.
- Drive a successful lease-up by overseeing leasing activity, marketing efforts, application processing, resident communication, and move-in coordination.
- Maintain accurate and up-to-date resident files and property records, including documentation required for LIHTC compliance.
- Apply a strong understanding of property management practices and, preferably, LIHTC regulations and compliance requirements.
- Monitor property financial performance, including rent collections, accounts payable, and accounts receivable.
- Assist with the preparation and completion of required weekly and monthly reports.
- Ensure property activities and reporting are completed accurately and within established deadlines.
- Provide a high level of customer service while developing positive relationships with residents, applicants, vendors, and team members.
- Maintain a professional, positive, and solutions-oriented approach when addressing challenges and competing priorities.
- Organize and prioritize multiple responsibilities while working both independently and as part of a team.
- Help establish a welcoming, well-maintained, and resident-focused community as The Poppleton begins welcoming residents.
REQUIRED SKILLS & EXPERIENCE:
- Comprehensive knowledge of property management operations.
- Previous Property Manager experience preferred.
- Affordable housing and/or LIHTC experience preferred.
- Knowledge of LIHTC regulations and compliance requirements preferred.
- Experience with leasing, rent collections, accounts payable, and accounts receivable.
- Strong organizational and multitasking skills with the ability to manage multiple priorities.
- Excellent written and verbal communication skills.
- Strong attention to detail and ability to maintain accurate records and documentation.
- Ability to meet deadlines and complete required reporting accurately and timely.
- Ability to work independently and effectively as part of a team.
- Professional, enthusiastic, and positive “can-do” attitude.
- Strong customer service and problem-solving skills.
PHYSICAL REQUIREMENTS:
- Ability to sit, stand, walk, bend, stoop, and reach throughout the workday.
- Ability to occasionally lift and carry items weighing up to 25 pounds.
- Ability to use standard office equipment, including computers, phones, printers, and copiers.
- Ability to move throughout the property and access apartments, common areas, and other property locations as needed.
