• Job Description Job Description Duties & responsibilities To achieve excellence in preventive maintenance programs at site with highest standards and ensure energy conservation practices. Maintain the logbooks, checklists and PPM schedules for all M & E installations Handling site operations individually Assist the Chief Engineer to review the maintenance/service practices Coordination for the day – to – day operations & maintenance activities. To Maintain Critical Area and General Area Business Uptime above TUI (Total Uptime Institute).Management & Reporting of Building Incidents as per the Morgan Stanley Responsible for preparation of critical spares list for all installations as per manufacturer’s recommendations and plan for the inventory where the maintenance is carried out with in-house teams; Implement and oversee the pre-emptive maintenance program to reduce the risk of sudden failures of critical equipment; Assist the Technical manager to review the maintenance/service practices of M&E Contractors to deliver quality work practices in line with the manufacturer recommendations; Maintain the logbooks, checklists and PPM schedules for all M & E installations; Manage Downtime/ Breakdowns; Management & Reporting of Building Incidents as per the Morgan Stanley Arrange for ad-hoc M&E set ups as per the client requirement from time to time; Ensure the contractors follow the house rules at all times and the projects are handled with minimum inconvenience to the Client; Performance objectives Providing daily shifts coverage. Implementing operational cost saving ideas and demonstrating them Client Satisfaction Closure of technical desk complaints Responsible for preparation of critical spares list for all installations as per manufacturer’s recommendations and plan for the inventory where the maintenance is carried out with in-house teams. Weekly, monthly reports demonstrate flexibility in working with a team must possess a customer-centric focus and superior organizational skills to manage daily activities effectively To be equipped with excellent communication skills to coordinate effectively with colleagues and clients

• Key skills•         Electrical and HVAC expert
• Ability to handle the site alone in absence of technical manager
• Employee specification Electrical or Electrical engineering./BE /B Tech.  Minimum 3 years relevant experience in facility management Dynamic and quick learner (Age limit below 35 years)Fluent in English and computer skill
