Job Description:

HouseMax Funding is seeking an experienced Director of Development Finance professional to originate, structure, and close larger, more complex real estate transactions, including ground-up construction, land development, multifamily, mixed-use, condo, and other residential development projects. This individual will serve as the company's internal expert on development lending and work closely with borrowers, brokers, capital partners, credit, underwriting, legal counsel, and third-party consultants to guide transactions from qualification through funding. The ideal candidate has a strong understanding of real estate development, construction lending, project feasibility analysis, capital stacks, and borrower sponsorship evaluation.

What you’ll do:

• Source and originate development and construction lending opportunities.
• Develop relationships with developers, brokers, mortgage bankers, and referral partners.
• Build a national pipeline of qualified development loan opportunities.
• Attend industry networking and development-focused events, learn new systems, and help solve problems as the company continues to grow.
• Deal Structuring that includes land acquisition, horizontal development, vertical construction, multifamily projects, mixed-use developments, condominium development, bridge-to-construction opportunities, evaluating senior debt, mezzanine debt, preferred equity, JV equity, and sponsor equity structures.
• Lead transactions from application through closing.
• Coordinate with underwriting, credit, legal, and capital markets partners.
• Review appraisals, feasibility studies, budgets, sources and uses, and project schedules.
• Resolve transaction challenges before they impact closing timelines.
• Serve as the primary resource for development lending opportunities.
• Assist loan officers in qualifying and structuring larger transactions.
• Conduct training on development lending best practices.
• Help establish development lending guidelines and approval standards.

• Create a consistent pipeline of development lending opportunities.
• Increase funded volume of construction and development loans.
• Improve conversion rates on large-balance transactions.
• Reduce fallout through stronger qualification and execution.
• Train and elevate the knowledge base of the sales organization. 

Requirements

• 5+ years of experience in development finance, commercial real estate lending, construction lending, private credit, or commercial mortgage banking.
• Track record of closing development or construction loans exceeding $5MM.
• Strong understanding of construction budgets, draw administration, project timelines, feasibility analysis, LTC, LTV, DSCR, debt yield, and capital stack structuring.
• Experience reviewing development budgets, financial statements, sources and uses of funds, and development pro formas.

Preferred Qualifications:

• Network of developers, builders, commercial real estate brokers, and capital partners.
• Experience with private lending, debt funds, bridge lending, or construction lending platforms.
• Bachelor’s degree in finance, Real Estate, Economics, Business, or related field.

Type/Expected Hours of Work:

This is a full-time position. Days and hours of work are Monday through Friday, and occasional evening and weekend work will be required as job duties demand.

Work Environment:

The majority of the tasks associated with this position will be performed indoors; however, some duties will require the ability to function outdoors with exposure to seasonal weather conditions for short periods of time. Travel is up to 5% of the time.
