Description
The Maintenance and Construction Manager is responsible for the strategic oversight and hands-on
execution of property maintenance and construction activities across a diverse portfolio of
commercial properties, including retail, office, and distribution centers. Reporting directly to the
Director of Real Estate Management and Development, this role requires a proactive leader with strong problem-solving skills,
deep vendor knowledge, and the ability to manage both routine maintenance and capital projects
in alignment with organizational goals.
Essential Functions:
Facility Maintenance & Repairs
· Conduct regular inspections to ensure all properties remain in excellent operational and aesthetic condition.
· Prioritize and execute repair requests with minimal disruption to business operations.
· Personally address tasks where appropriate and oversee third-party vendors to ensure quality work.
Preventive & Seasonal Maintenance
· Maintain a preventive maintenance calendar, ensuring timely servicing of HVAC, heating, and other key systems.
· Monitor life cycles of major assets and proactively budget for replacements 12–18 months in advance.
Work Order & Task Management
· Manage a centralized work order system to track maintenance requests, status updates, resolutions, and reporting.
· Effectively triage tasks between in-house team and external vendors based on complexity and location.
Budgeting & Approvals
· Maintain responsibility for all maintenance and construction budgets.
· Adhere to company protocols for expense approvals:
· Track all labor, materials, vendor invoices, and capital expenditures.
Vendor & Contractor Coordination
· Build and manage a trusted network of vendors and contractors, with special attention to rapid response needs across geographic locations.
· Coordinate and inspect third-party work for compliance, timeliness, and workmanship.
Compliance & Safety
· Ensure properties comply with local codes, ADA requirements, and health and safety standards.
· Maintain accurate records of inspections, permits, warranties, and regulatory compliance.
Capital Projects & Construction Oversight
· Lead construction and renovation projects, including store openings, closings, and remodels.
· Coordinate with architects, contractors, and internal leadership to ensure timelines, budgets, and quality expectations are met.
Lease & Landlord Management
· Review lease agreements to distinguish tenant vs. landlord responsibilities.
· Collaborate with leadership to ensure landlords uphold their maintenance obligations.
Emergency Response
· Act as the primary contact for urgent facilities issues such as power outages, leaks, broken windows, and equipment failures.
Grounds & Exterior Management
· Oversee exterior maintenance, including landscaping, snow removal and parking lot upkeep.
Leadership Support & Communication
· Serve as the point person for all maintenance-related concerns from store managers, department heads, and internal stakeholders.
· Ensure that all properties reflect the company’s standards for cleanliness, safety, and presentation.

Requirements
• High School diploma or equivalent.
• 7+ years of experience in managing construction projects.
• General understanding in carpentry, plumbing, painting, grounds keeping, janitorial, and HVAC repairs.
• Thorough understanding of construction operations, maintenance, and repair processes.
• Proven track record of leading construction teams or departments.
• Knowledgeable about regulatory requirements and safety standards relevant to construction management.
• Exceptional leadership, communication, and interpersonal abilities.
• Proficient in utilizing construction management software and tools.
• Ability to resolve conflict in a professional and timely manner.
• Must be organized, efficient, able to prioritize, have excellent follow-up and outstanding interpersonal skills.
• Must be able to handle multiple competing priorities.
• Industry standard licenses and/or certifications.
• General Office and Field work.
• Must hold a valid drivers’ license.
• Ability to adapt to emergencies and work beyond regular business hours as needed.
• Regular daily travel.
