Description
The Urban Renewal Authority (“URA”) is tasked to undertake, encourage, promote and facilitate urban renewal of Hong Kong in accordance with the provisions of the Urban Renewal Authority Ordinance and the Urban Renewal Strategy published by the Government. The URA adopts a comprehensive and holistic approach by ways of its two core businesses i.e. redevelopment and rehabilitation, as well as preservation, revitalisation and retrofitting, for creating a sustainable and quality living environment for the people of Hong Kong.
Responsibilities:
Supervise facility management and maintenance contractors to ensure the Authority’s properties are properly managed, promoted, and maintained
Take full ownership of preparing work orders, securing necessary approvals, and actively driving the timely and high-quality completion of approved works
Critically assess Asset Enhancement works, fitting-out proposals, and general building plans to ensure full compliance with relevant regulations and landlord requirements
Review and vet monthly reports submitted by the management company, closely monitor building expenses, and proactively address any discrepancies
Conduct comprehensive site inspections and ensure all premises handover and take-back processes are carried out to the highest standards
Support internal tendering exercises and ensure all procurement activities are executed efficiently and within specified timelines
Proactively engage with property management companies, contractors, tenants, and licensees to monitor work progress and resolve issues, as well as coordinate with JV developers on facility management and promotional activities
Represent the Division in meetings with internal departments and JV partners to provide expert input on DMCs, DMC plans, and landlord provisions
Undertake multitasking and any other ad-hoc duties as assigned to meet business needs
Requirements:
Degree in Property/Facility Management, Building Services, Architecture, Engineering, Surveying, or a relevant discipline
Minimum 5 years of relevant experience in facility management, with a specific focus on asset enhancement projects for commercial properties, and at least 2 years in a supervisory role
Possession of professional qualifications in housing management, architectural, surveying or engineering, OR holding a PMP(T1) license with not less than 2 years of post-qualification experience
Solid knowledge of the current property market, Asset Enhancement, housing management, Building Management Ordinance, tenancy law, building regulations, and BIM-FM
Good command of written and spoken English and Chinese, coupled with strong communication, presentation, and interpersonal skills
Ability to work independently with strong organizational and coordination skills
Innovative, demonstrating strong commercial acumen and a fast response to challenging situations
