Property Manager (Residential Lettings)
Salary: £28,000 – £33,000 (DOE)
Reporting to: Branch Manager
The Opportunity
We’re looking for an organised and proactive Property Manager to join a busy residential lettings team. You’ll take ownership of a shared portfolio, ensuring properties are well-managed, compliant, and delivering a first-class experience for both landlords and tenants.
This is a fast-paced role suited to someone who thrives on problem-solving, building relationships, and keeping things running smoothly day-to-day.
Key Responsibilities
Portfolio Management
- Manage a portfolio of residential properties, ensuring high standards are maintained at all times
- Oversee day-to-day operations, resolving issues quickly and efficiently
Landlord & Tenant Relationships
- Build and maintain strong relationships with landlords and tenants
- Act as the main point of contact, handling queries and resolving issues professionally
Maintenance & Repairs
- Coordinate maintenance requests from start to finish
- Instruct and manage contractors in line with landlord instructions
- Carry out property visits, mid-term inspections, and follow-ups
- Ensure all works are completed on time and to a high standard
Contractor Management
- Source, instruct and manage reliable contractors and service providers
- Maintain strong working relationships to ensure quality and efficiency
Financial Responsibilities
- Monitor rent payments and manage arrears
- Support rent reviews and ensure accurate reporting
- Assist with deposit returns, disputes, and end-of-tenancy processes
Compliance & Legislation
- Ensure all properties meet current lettings legislation and safety requirements
- Manage certifications, notices, and legal compliance (including Section 8 where required)
Tenancy Changes
- Handle renewals, terminations, and move-out processes
- Conduct final inspections and manage deposit negotiations
About You
Experience
- Previous experience in Property Management is essential
- Strong understanding of residential lettings processes and legislation
- Confident handling maintenance issues, compliance, and tenant communication
Skills & Attributes
- Professional, customer-focused approach
- Strong communication and relationship-building skills
- Excellent organisation and time management
- Able to prioritise workload and work to tight deadlines
- Calm under pressure with strong problem-solving ability
Qualifications
- Full UK driving licence and own vehicle (essential)
- ARLA qualification (desirable, not essential)
