Role Description:

Reporting to the Director, Industrial, the Property Manager is responsible for the strategic and day-to-day management of our industrial portfolio in Calgary. Working onsite, you will take ownership of financial performance, tenant relationships, operational compliance, and capital projects, serving as the primary contact for stakeholders and directly supervising a team to deliver superior property management outcomes.

Responsibilities:

  • Responsible for the day to day management of the properties.

  • Ensure superior tenant relations through personal contact and excellent customer service.

  • Supervise direct reports to ensure high standards are maintained in accordance with established policies.

  • Interact and effectively communicate on financial performance, property operations, staffing and tenant relations.

  • Responsible for building revenue and expenses including preparing and operating within an approved budget; analyzing monthly financial statements and preparation of monthly management report; ensure tenant billings and year end adjustments are correct and conform to the lease.

  • Administer leases to ensure all requirements are met.

  • Oversee accounts receivable to ensure they are maintained at an acceptable level.

  • Ensure capital projects including building improvements and leasehold improvements are properly implemented.

  • Oversee all Landlord’s Work and construction projects along with Operations team

  • Oversee the sustainable initiatives and programs.

  • Promote community involvement and charitable events in the portfolio with tenants and staff

  • Tendering, recommending and supervising service contracts.

  • Work closely with Operations teams to ensure the efficient operation, maintenance and repair of properties including compliance with government regulations, achievement of maintenance/life safety standards and sourcing cost effective ways to operate.

  • Oversee management of cleaning, snow removal, security and landscape contracts to ensure performing within company standards and exceeding needs of tenants.

  • Supervise and/or develop appropriate operating procedures for the properties ensuring legislative or regulatory requirements are adhered to and emergency response procedures are regularly updated.

  • Work cooperatively with Leasing to support achievement of budgeted leasing projections.

  • Regular site visits to all locations to ensure a high standard of operation and appearance at all times.

  • Other duties as required.

Experience and Qualifications:

  • You hold a post-secondary diploma or degree in Business, Real Estate, Property Management, or a related field (or equivalent professional experience)

  • You bring a minimum of 4–6 years of progressively responsible property management experience

  • Financial acumen including budget management, expense analysis, and profit & loss oversight

  • Proven team leadership and supervisory capability with ability to coach, develop, and hold direct reports accountable

  • Excellent communication and stakeholder management skills, with ability to build strong professional relationships with tenants, vendors, and internal teams

  • Strong project management and problem-solving ability to coordinate complex capital projects and operational initiatives

  • Detail-oriented approach to compliance, regulatory requirements, and data accuracy in reporting

  • Proficiency with property management systems, Microsoft Office, and financial platforms

  • Valid Driver’s License and access to a reliable vehicle
