POSITION SUMMARY:

The Project Manager is responsible for the planning, coordination, execution, and successful completion of capital improvement projects, facility enhancements, attraction development initiatives, site improvements, infrastructure upgrades, and other special projects throughout Arizona Boardwalk properties. The Project Manager oversees projects from concept through completion, ensuring projects are completed safely, on schedule, within budget, and in alignment with Arizona Boardwalk's strategic goals and guest experience standards.

The Project Manager collaborates closely with Executive Leadership, Senior Leadership, attraction leadership teams, contractors, consultants, architects, engineers, vendors, tenants, and regulatory agencies. The role is responsible for managing project scopes, schedules, budgets, resources, contracts, and risk while ensuring projects deliver operational value and enhance the overall guest experience. 


MAJOR DUTIES AND RESPONSIBILITIES:

Project Management

  • Responsible for coordination and completion of assigned projects while ensuring alignment with Arizona Boardwalk's mission, strategic goals, and operational objectives.
  • Develop project scopes, budgets, schedules, milestones, and implementation plans.
  • Coordinate all phases of projects, including planning, design, permitting, procurement, construction, installation, commissioning, and project closeout.
  • Monitor project progress and provide regular status updates to Executive and Senior Leadership.
  • Establish project priorities and ensure accountability among internal and external stakeholders.
  • Identify, analyze, and manage project-related risks and develop mitigation strategies.
  • Maintain project documentation, records, schedules, reports, contracts, and change management processes.
  • Lead project meetings and communicate project objectives, timelines, and expectations to stakeholders.
  • Develop and maintain project management standards, processes, and best practices across the organization.

Capital Improvements and Facility Projects

  • Manage facility renovation, infrastructure, maintenance, and improvement projects throughout Arizona Boardwalk properties.
  • Coordinate attraction enhancements and support the development of new guest experiences and revenue-generating initiatives.
  • Oversee construction-related activities to ensure compliance with plans, specifications, quality standards, and operational requirements.
  • Collaborate with operations teams to minimize project impacts on guests, tenants, team members, and daily business activities.
  • Assist leadership in evaluating project feasibility, costs, schedules, and operational impacts.
  • Participate in project planning efforts related to future attractions, exhibits, amenities, and campus development opportunities.

Contractor, Consultant, and Vendor Management

  • Solicit and evaluate bids, proposals, and qualifications from contractors, consultants, and vendors.
  • Coordinate and manage relationships with project stakeholders throughout all project phases.
  • Review contracts, scopes of work, change orders, schedules, invoices, and project deliverables.
  • Monitor contractor performance, quality, safety, and adherence to project timelines.
  • Facilitate communication between project team members and external partners to ensure successful project delivery.
  • Resolve project challenges and conflicts in a professional and collaborative manner.

Budgeting and Financial Management

  • Help develop and manage project budgets and financial forecasts.
  • Monitor expenditures and maintain accountability for approved project budgets.
  • Identify cost-saving opportunities and value engineering solutions while maintaining project quality and intent.
  • Review invoices, payment applications, and project-related expenses for accuracy and compliance.
  • Prepare budget updates and financial reports for Executive and Senior Leadership.
  • Assist leadership with long-term capital planning and investment recommendations.

Compliance, Safety, and Risk Management

  • Ensure project compliance with building codes, safety regulations, permitting requirements, ADA standards, and company policies.
  • Coordinate inspections, permits, licenses, and regulatory approvals as required.
  • Promote a culture of safety among contractors, vendors, and project teams.
  • Identify and proactively address issues that could impact project scope, schedule, budget, safety, or quality.
  • Maintain organized project records and documentation for compliance and operational reference.

Special Projects

  • Partner with Executive Leadership to assist with research, development, and implementation of new projects and strategic initiatives.
  • Lead assigned special projects from concept through execution.
  • Interface with internal and external resources through every phase of project planning, development, and implementation.
  • Develop and manage project schedules and budgets while keeping leadership informed of progress, opportunities, and risks.
  • Support initiatives that enhance guest experience, operational efficiency, facility quality, and profitability.
  • Assist with due diligence, feasibility studies, and operational assessments related to future opportunities.
  • Undertake special assignments, administrative duties or projects as assigned


Requirements

  • Bachelor's degree in Construction Management, Engineering, Architecture, Project Management, Business Administration, or related field and/or equivalent professional experience.
  • Minimum of three (3) years of progressively responsible project management experience.
  • Demonstrated experience managing budgets, schedules, contractors, consultants, vendors, and capital projects.
  • Strong organizational, analytical, negotiation, and problem-solving skills.
  • Self-starter with the ability to plan, organize, and establish priorities to meet goals and achieve desired results.
  • Excellent written, verbal, and interpersonal communication skills.
  • Demonstrated ability to work independently as well as part of a team.
  • Proficient in Microsoft Office applications and project management software.
  • Experience in hospitality, entertainment, tourism, attractions, commercial development, facilities management, or construction environments preferred.
  • Project Management Professional (PMP) certification preferred.
