Corporate IndianapolisPRIMARY PURPOSE:
The primary purpose of the Design manager’s role is to facilitate creative solutions to programmatic requirements, understanding the Simon business model and objectives. The incumbent interacts with Simon team members including: Development, Leasing, Operations and Project Management to establish Project specific goals and solutions. As it relates to design, the Design Manager operates as the “Quarterback”, collecting and interpreting direction from the Simon team (Coaches) and relaying to team players (AE Consultant Team) who execute the game plan. Specifically for this role Simon is looking for Design Managers with mixed-use experience. Simon is at the forefront of the transformation of shopping malls into mixed-use live/work/play destinations and we are looking for experienced designers who bring vision and creativity to guide the process on our major portfolio initiatives.
PRINCIPAL RESPONSIBILITIES:
The successful candidate’s responsibilities will include, but not be limited to:
· Sponsor for all design issues through out a project’s lifecycle, from concept to construction.
· Communicates project goals, including aesthetics, to the AE consultant team while being respectful of the Project budget and schedule.
· Manages the AE consultant team including: establishing scope of services, preparing and managing contracts, executing additional services and processing invoices.
· Reviews the AE consultants design concepts and drawings for the Project and provides feedback, design suggestions and alternatives to assist in meeting Simon goals for the Project.
· Establishes a schedule, scope and agenda of materials for presentation to Senior Management.
· Presents Project design to Senior Management (individually or in groups) to secure the necessary approvals.
· Ensures AE consultants are following Simon’s design standards and operational initiatives.
· Evaluates retailer lease and Work Letter requirements and provides alternate solutions to meet Project goals.
· Participates in Value Engineering sessions to assure the overall design goals are met.
· Makes necessary site visits for Project meetings to review progress of construction and mock-ups and participate in resolving design related issues through the course of construction.
· Provides design review and input for the procurement and installation of all furnishings, fixtures, amenities, signage and graphics.
· Provides design input both in meetings and on deliverables and formulates solutions to allow the landlord’s work and tenant’s needs to be satisfied within the building constraints.
COMPETENCIES:
· Demonstrated experience with low rise multi-family residential buildings. Prior experience with 5 over 1, Type 3 construction preferable. Mid-rise experience a plus.
· Working knowledge of mixed-use building types including Office, hotel, and parking decks.
· Demonstrated experience with basic building planning principals including: typical building foot prints, unit layouts, typical structural bay sizes, floor to floor heights, building core sizes and egress components for all of the building types noted above.
· Demonstrated ability to graphically communicate design solutions through both hand sketches and computer 2D/3D computer drawings. SketchUp (required), CAD and PhotoShop/illustrator a plus.
MINIMUM QUALIFICATIONS:
· Bachelor degree in Architecture, Masters of Architecture a plus.
· Professional Architectural License a plus.
· 15 years professional experience including 7-10 years direct experience with multi-family residential and mixed-use building types noted above.
