Building Operator

Position Overview

We are seeking an experienced Building Operator to oversee the day-to-day operation, maintenance, safety, and functionality of commercial and retail properties in the Montreal area.

The Building Operator will be responsible for ensuring buildings operate efficiently, safely, and in accordance with all applicable regulations while providing excellent service to tenants, contractors, and property management.

Key Responsibilities

• Perform daily inspections of building systems, equipment, common areas, mechanical rooms, and exterior areas.
• Monitor and operate HVAC, electrical, plumbing, life-safety, and building automation systems.
• Coordinate and complete preventative and reactive maintenance.
• Respond to tenant service requests, emergencies, equipment failures, and building issues.
• Troubleshoot mechanical, electrical, plumbing, and general building deficiencies.
• Coordinate contractors and service providers and monitor their work for quality and compliance.
• Maintain accurate maintenance logs, inspection records, work orders, and operating documentation.
• Assist with preventative maintenance programs and annual operating plans.
• Support property management with operating budgets, maintenance costs, purchase orders, and vendor invoices.
• Ensure fire/life-safety systems, emergency equipment, and building procedures are maintained and inspected.
• Assist with capital projects, renovations, repairs, and building improvement initiatives.
• Maintain a clean, safe, and professional environment throughout the properties.
• Ensure compliance with applicable Quebec, municipal, fire, health and safety, and environmental requirements.
• Participate in emergency response and after-hours/on-call coverage when required.
• Build positive working relationships with tenants, property managers, contractors, suppliers, and other stakeholders.

Qualifications

• 3–5+ years of experience in building operations, facilities management, property maintenance, or a related environment.
• BAS 1 & 2
• Experience operating commercial, retail, industrial, or multi-tenant properties.
• Strong knowledge of HVAC, electrical, plumbing, mechanical, and life-safety systems.
• Hands-on troubleshooting and preventative maintenance experience.
• Experience managing contractors and service providers.
• Strong understanding of building safety and maintenance practices.
• Ability to read equipment manuals, service reports, and basic mechanical/electrical drawings.
• Strong organizational and problem-solving skills.
• Valid driver's licence is an asset.
• Technical trades certification or building operator certification is an asset.
• Bilingual English/French is strongly preferred.
• Knowledge of Montreal/Quebec building requirements and regulations is an asset.
