Job Title: Remote Property & Lease Onboarding Specialist (Yardi Breeze)- (100% Work From Home)
Our Client is a fast-growing commercial property management enterprise operating industrial, self-storage, and retail properties across Utah and the U.S. Mountain West. Running their entire real estate portfolio on Yardi Breeze Premier, they are actively constructing a lean, highly structured, and systems-driven back office. Built on a foundation of operational transparency and data integrity, they offer early-stage hires real ownership over foundational onboarding workflows inside an expanding property ecosystem.
Job Overview
Our Client is seeking a detail-obsessed, process-driven Yardi Onboarding Specialist to own the systematic entry and verification of properties, tenants, commercial leases, and property owners into Yardi Breeze Premier. Recognizing that executive accounting, financial reporting, and owner distributions depend entirely on data accuracy, this professional functions as a crucial back-office anchor—adept at abstracting complex commercial leases, setting up billing schedules, tracking compliance, and maintaining strict quality control across property management transitions.
Key ResponsibilitiesProperty, Tenant & Owner System Setups

Configures and builds new property, unit mix, square footage, amenity, and ownership entity profiles within Yardi Breeze Premier.

Executes end-to-end tenant onboarding workflows, including setting up contact records, logging lease documentation, verifying Certificates of Insurance (COI tracking), and enrolling clients into online payment portals.

Onboards property owners by capturing legal entities, management agreement terms, reporting preferences, and bank/ACH details for monthly financial distributions.
Commercial Lease Abstraction & Financial Configuration

Abstracts complex commercial leases to record essential terms, rent step-up schedules, escalations, security deposits, critical renewal dates, and CAM/NNN reimbursement frameworks.

Configures automated recurring charge schedules, late fee logic, and custom billing rules per individual lease agreement.

Conducts thorough rent roll audits against original source leases following every property onboarding event to immediately flag and correct financial discrepancies.
Workflow Maintenance & Process Documentation

Manages ongoing move-in and move-out workflows, maintaining real-time accuracy for all active tenant statuses inside the system.

Archives and organizes critical digital documentation, including executed leases, amendments, COIs, W-9s, and vendor records.

Updates standard operating procedures (SOPs) and onboarding checklists while supporting client communications during transitions (welcome packages, payment portal guides, notice campaigns).

Yardi Breeze Software Mastery: 2+ years of hands-on experience utilizing Yardi platforms—with Yardi Breeze or Breeze Premier strongly preferred.

Lease Abstraction Skills: Demonstrated capability to read, analyze, and abstract commercial leases, with practical exposure to CAM/NNN structures and escalation clauses.

Transition Experience: Proven track record onboarding properties, leases, or tenants into Yardi during management transitions or portfolio acquisitions.

Attention to Detail: Extreme precision and quality control instincts—catching subtle dollar-figure, escalation, or date discrepancies before they impact the live rent roll.

Language & Communication: Excellent written English communication skills suited for professional email interaction with tenants, property managers, and owners.

Infrastructure: Reliable internet connection, a quiet workspace, and working hour availability that overlaps U.S. Mountain Time (MT) business hours by at least 4 hours daily.
