A day in the life

As a VP, Capital Deployment of Prologis in Mexico, you can expect to handle capital deployment activities related to land acquisitions and development of logistics product. You will play a key role in driving investment strategy, activity, and organic growth in the marketplace for Prologis. Our investment officers are critical to the ongoing future growth of our business. Having a background in setting an investment strategy and leading the origination, underwriting and execution of logistics property acquisitions and developments is critical for success on day one. This role will be based in our Mexico City office with a focus over our Mexico markets.

Key responsibilities include:

  • Partnering with local Market Officer, Leasing and Development teams to drive deal flow by directly identifying new capital deployment opportunities (includes green-field land acquisition and development, value-add redevelopments and support M&A and entity investments).
  • Leverage existing professional relationships and develop new strategic contacts to generate business opportunities with potential real estate partners, private sellers, brokers, investment bankers, owners, developers, consultants, and high net-worth individuals.
  • Identify and present new investment opportunities to Senior Leadership as well as Prologis Investment Committee.
  • Ability to identify, anticipate, communicate, and capitalize on market trends to bring industry leading returns to Prologis.
  • Develop comprehensive knowledge of all company’s assets, strategy, processes and systems.
  • Collaborate with Prologis’ Customer Led Development and Data Center teams.

Building blocks for success

Required:

  • 10+ year track record of acquiring and developing commercial real estate with a focus on industrial properties.
  • Broad industry experience in acquisitions, entitlements and rezoning process, project management, leasing, and development
  • Strong background in underwriting land acquisitions including value add opportunities with a proven track record of value creation.
  • In depth understanding of development pro forma modeling, general construction process and pricing, redevelopment, environmentally challenged properties, and entitlement processing.
  • Background in negotiating PSAs, leases, development agreements and reporting on project performance.
  • Travel expectation 30%-50%

Preferred:

  • Experience managing and growing junior team members.
  • Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.
