Description

The Property Manager serves as the primary liaison between store operations, dealers, landlords, and other third parties on property-related matters. The role is responsible for interpreting and enforcing lease obligations, resolving property issues, and negotiating practical solutions that protect the company's operational and financial interests. 

Property Managers provide subject matter expertise on lease and contract interpretation, oversee compliance with property agreements, and ensure issues are accurately documented and tracked within corporate systems. They also support lease renewals, site turnovers, changeovers, and special projects while coordinating with cross-functional teams such as Facilities, Construction, Development, Legal, and Asset Management. 

Ultimately, the Property Manager's role is to maintain strong stakeholder relationships, minimize risk and cost, and ensure that the company's real estate portfolio operates in accordance with its contractual rights and obligations.

What you’ll do:

  • Act as the key liaison between the store operator or dealer and the landlord or other third parties on property management and real estate issues.
  • Ensure uninterrupted store operations by negotiating timely resolutions to property issues that arise between landlords, dealers, our tenants, and other third parties (e.g., adjacent owners).
  • Provide reliable subject matter expertise on lease and contract interpretation as it relates to property matters.
  • Minimize the financial and operational impact on the business by reviewing landlord and tenant responsibilities under the lease and other documents and providing recommendations to internal and external stakeholders.
  • Develop and leverage strong relationships with all stakeholders.
  • Ensure all property-related documentation is uploaded to the Lucernex system, and that all property issues and resolutions are properly tracked in the system to provide visibility to the entire team.
  • Support the lease renewal negotiation process by advising the real estate development team of any property issues or lease opportunities that would provide favourable points for negotiations.
  • Prepare temporary site access and occupancy agreements.
  • Lead special projects as assigned from time to time.

What you bring:

  • 5+ years’ experience in property management, at least part of which was with a retail tenant organization.
  • Proficient in lease and legal language, as well as contract interpretation.
  • Excellent communication, negotiation, and presentation skills.
  • English proficiency in speaking, reading, and writing.
  • Post-secondary education in Business Administration or another related field (or commensurate experience). Pursuing an accredited commercial real estate designation (e.g. CPM) would be considered an asset.
  • This position will have significant interaction with senior operations executives. It is therefore important that the candidate can demonstrate a history of acting with diplomacy and determination to quickly resolve issues between store operators, property owners, and the corporation.
  • Able to demonstrate knowledge of common property issues and experience resolving them quickly and effectively.
  • Able to demonstrate experience researching and investigating complex property and lease issues and negotiating positive resolutions.
  • A good understanding of common municipal property bylaws.
  • Proven track record of building and fostering professional relationships with internal and external parties.
  • Experience working with real estate and financial systems (Lucernex, PeopleSoft) and the ability to learn new systems.
  • Hold a valid driver’s licence.

Our typical hiring range is between $64,000.00 and $106,000.00 CAD Annual. The target salary range is between $80,000.00 and $90,000.00 CAD Annual. Salary decisions are also dependent on other factors such as your experience, job-related knowledge, skills and competencies, market location, industry benchmarks, internal equity and other role-specific requirements.
