The Project Manager is responsible for planning, managing, and delivering capital projects across a large scale studio campus. Projects include new construction, tenant improvements & remodels, office and production support facilities, infrastructure upgrades, utility improvements, and site development.
The Project Manager oversees projects from initial concept through design, permitting, construction, commissioning, occupancy, and closeout. The position serves as the primary owner representative and is responsible for managing consultants, contractors, vendors, budgets, schedules, and stakeholder communications while ensuring projects are delivered on time, within budget, and in alignment with Studio Operations requirements & vision.
A SNAPSHOT OF YOUR RESPONSIBILITIES
- Manage multiple concurrent capital projects ranging from small remodels to large-scale multi-phased tenant improvements to new construction and site/campus infrastructure improvements
- Lead projects through all phases including programming, feasibility studies, budgeting, design, permitting, procurement, construction, commissioning, and closeout.
- Serve as the Owner's representative and primary point of contact for all assigned projects
- Collaborate with Facilities & Plant Operations to develop project execution strategies that minimize disruptions to studio operations, productions, tenants, and campus activities and ensure continuity of critical services during construction activities
- Establish project scope, objectives, milestones, and deliverables
- Coordinate with architects, engineers, consultants, and specialty designers throughout the design & construction process
- Lead design reviews and ensure compliance with studio standards & operational requirements, and applicable city codes
- Review and approve drawings, specifications, cost estimates, and consultant deliverables
- Manage value engineering efforts while maintaining project objectives and quality standards
- Oversee general contractors, subcontractors, construction managers, and specialty vendors. This includes “in-house” projects built by our Fox Trades
- Review and approve RFIs, submittals, change orders, pay applications, and project documentation
- Develop and maintain project budgets, monitor expenses and manage project costs throughout all phases
- Facilitate decision-making among diverse stakeholder groups with competing priorities
WHAT YOU WILL NEED
- 10+ years of project management experience in commercial construction, facilities/campus development, or related industries
- Experience managing multiple projects simultaneously, from concept through completion
- Strong understanding of construction means and methods
- Strong problem-solving and decision-making capabilities
- Strong attention to detail, accuracy, and quality control, as well as exceptional follow up skills
- Working knowledge of architecture, structural, mechanical, electrical, plumbing, civil, and utility systems.
- Knowledge of California building codes, permitting processes, accessibility regulations, and life safety requirements
- Exceptional organizational and project leadership skills
- Excellent verbal and written communication skills
- Able to read and interpret construction drawings, specifications, contracts, and technical documents
- Able to manage competing priorities in a fast-paced environment
- Able to influence and collaborate across multiple departments and stakeholder groups
- Able to work in both office and construction environments

Pursuant to state and local pay disclosure requirements, the pay rate/range for this role, with final offer amount dependent on education, skills, experience, and location is $114,000.00-150,000.00 annually. This role is also eligible for an annual discretionary bonus, various benefits, including medical/dental/vision, insurance, a 401(k) plan, paid time off, and other benefits in accordance with applicable plan documents. Benefits for Union represented employees will be in accordance with the applicable collective bargaining agreement.
