EA Talent Solutions has been engaged by an established commercial real estate firm in the Chicago area to recruit an experienced Property Manager.
This is an onsite opportunity for a hands-on Property Manager to take ownership of day-to-day operations, lease administration, tenant relations, and financial reporting for an existing portfolio of commercial properties. The ideal candidate comes out of real estate, is comfortable in both the detail and the big picture, and can manage vendors and building operations while delivering the budgets and reports that property owners rely on. The role also offers exposure to brokerage, leasing, and development, and it suits someone with an entrepreneurial mindset who wants a long-term career across multiple disciplines of commercial real estate.
Key Responsibilities
- Oversee all aspects of property management for assigned properties, including daily operations, regular property inspections, preventative maintenance programs, and repairs and replacements.
- Administer leases, maintain accurate lease data, and lead customer service initiatives that strengthen tenant and client relationships.
- Determine service needs, prepare specifications, solicit and evaluate bids, and negotiate and manage vendor contracts for utilities, snow removal, landscaping, pest control, security, and trash removal.
- Oversee the collection of property revenues, approve accounts payable invoices, monitor delinquent rent, and initiate collection activity when necessary.
- Coordinate with the accounting department on financial statements, bank reconciliations, monthly variance and forecasting reports, and annual operating and capital budgets submitted to ownership.
- Manage approved capital projects, real estate tax assessments and appeals, insurance policies, and the licenses and permits required to operate each property.
- Collaborate with leasing and listing brokers on marketing, and support brokerage and development activity as the role grows.
- Serve as the emergency contact for tenant and property issues, and keep ownership informed of property conditions and market trends.
Qualifications
- 3+ years of experience in commercial real estate or property management.
- Bachelor's degree with coursework in accounting, business administration, or finance.
- Experience with financial pro formas and financial analysis.
- Sales and marketing experience.
- Proficiency in Excel, Word, and property or financial software.
- Strong interpersonal, written, and verbal communication skills.
- Illinois real estate license, or willingness to obtain one within the first 12 months and maintain it in good standing.
- Comfortable working onsite, full-time, in the Chicago area, Monday through Friday, 8:00 a.m. to 5:00 p.m., with availability for occasional weekend building or tenant issues.
The base salary range for this position is $90,000 to $110,000, depending on experience.
