Responsibilities

  • Assist Physical Facilities Manager in providing services for all buildings owned and managed by PRF.
  • Interact with tenants regarding facilities-related questions and maintenance. Assist in connecting tenants to Client Services, University Departments and similar services.
  • Interact with building inspectors and remedy issues related to facilities.
  • Plan and coordinate preventative maintenance schedules.
Additional Responsibilities
  • Interact with tenants regarding facilities- related questions and maintenance, including:
    • HVAC diagnostics/minor repairs (thermostats checked, timers reset, valves unfrozen, fume hood inspections/certifications, monitor building control systems).
    • Electrical diagnostics/minor repairs (appliances, switches, outlets, breakers, fuse stats, ballast replacement, interior and exterior tubes/lamps, weekly monitoring of generators).
    • Plumbing diagnostics/minor repairs (stopped toilets, leaks, water fountains, faucet rebuilds, ice/water filters replaced, backflow inspections documented).
    • Roof diagnostics/minor repairs (roof drains cleaned, inspecting ceiling leaks to determine origin/who to call (roofers, masons, or window vendors), inspect regularly).
    • Maintenance of doors, openers, locks (inspect, lube, and adjust/repair), lock changes, coring, keying.
    • Manage tenant requests (furniture moving/removal, hanging pictures, bulletin boards, equipment deliveries/placement).
    • Manage and monitor the security and fire alarm systems as applicable:  Safety and Security-Fire protection/monitoring equipment (water valves, switches, flow meters, fire extinguishers, emergency lights), weekly-monthly inspections
  • Manage elevator inspections.
  • Maintain warranty information, as appropriate.
  • Weekly review of properties for appropriate levels of service and professionalism, including exterior appearance, lighting, lawn care, landscaping, signage, and building inspection issues.
  • Provide scheduled and routine maintenance on PRF vehicles.
  • Participate in regular on-call rotation schedule.
  • Assist with other needs of PRF as requested, including delivery of items to campus or all other areas of PRF.
  • Other duties as assigned.


Required Skills, Knowledge and Expertise

  • Ability to read blueprints.
  • Excellent verbal and written communication skills. 
  • Strong work ethic and ability to work effectively with peers. 
  • Excellent Microsoft Office skills required.             
  • Frequent travel and driving PRF vehicles required.
  • Valid Indiana driver’s license required.
  • Ability to work outdoors in heat & cold.
  • Ability to work around biologicals, fumes/vapor, gases, noise & electricity.
  • Frequent heavy lifting, climbing ladders, exposure to chemicals, work in confined spaces, exposure to heights, and work with power tools. 
  • Ability to lift at least 50 lbs.
  • Regular & reliable attendance is a requirement of this position.


Required Education, Experience and Benefits Summary

  • HS Diploma or GED equivalent required.
  • 1-5 years building trades/construction experience.
