Painter/Drywall Repair/Handyman – General Maintenance Worker (GMW) – JLL

What this job involves: JLL is seeking a highly motivated General Maintenance Worker (GMW) to join our exceptional operations and maintenance team in Atlanta, GA. This union position with Local 99-99A AFL-CIO offers an outstanding compensation package including employer-paid full family medical coverage and union pension contributions. This role focuses on painting, drywall repair, general handyman work, and facilities maintenance within a premier facility. We're looking for someone who thrives on problem-solving, enjoys learning new skills, and values quality craftsmanship. While we provide on-the-job training and cross-training opportunities on HVAC systems and building automation, candidates with solid maintenance experience are preferred. What your day-to-day will look like:

  • Perform high-quality repairs to walls, drywall, carpet tile, ceiling tile, painting, doors, and various plumbing fixtures including water closets, urinals, flush valve assemblies, and lavatories.

  • Conduct scheduled facility tours and equipment inspections as directed by management and contract specifications.

  • Respond to service calls and perform diagnostic troubleshooting, executing minor and major repairs as needed.

  • Complete preventive maintenance duties following JLL standards, building protocols, and manufacturer recommendations including filter changes, coil cleaning, condenser flushing, and bearing lubrication.

  • Work with pumps, motors, fans, pipe fitting, supply water pipes, and drain pipes with support from full-time plumbers and HVAC technicians when needed.

  • Monitor and maintain cooling towers, water treatment systems, and associated equipment through regular inspections and scheduled maintenance routines.

  • Collaborate with team members to identify improved methods, enhance quality, and deliver exceptional customer service.

Required Qualifications:

  • Strong experience in painting and drywall repair work.

  • This position is represented by Local 926. You'll need to be a current union member or be able to join the union within your first 90 days on the job.

  • Proven handyman skills with ability to perform general facility repairs.

  • Basic plumbing repair capabilities including fixtures and valve assemblies.

  • Ability to troubleshoot problems independently and think creatively to solve challenges.

  • Physical capability to perform maintenance work including lifting, climbing, and working with tools and equipment.

  • Reliable attendance and strong work ethic suitable for a team-oriented environment.

  • Willingness to participate in cross-training on HVAC systems and building automation.

Preferred Qualifications:

  • Experience with pumps, motors, fans, and mechanical systems.

  • Basic knowledge of pipe fitting and water system repairs.

  • Familiarity with HVAC preventive maintenance procedures.

  • Experience working in commercial or institutional facilities.

  • Background in building maintenance or operations environments.

  • Knowledge of cooling tower and water treatment system maintenance.

  • Previous union experience or understanding of union work environments.

Location: Atlanta, GA

Work Shift: Day time schedule

Salary/Compensation: $32.85/hour (increases to $33.83 on 8/31/2026)
