Freedom Real Estate & Capital, LLC ("Freedom") is an employee-owned commercial real estate company serving commercial office, medical office, industrial, and related real estate needs through development, construction, brokerage, property management, and advisory services.
The Senior Project Manager - Development & Construction is a senior leadership role responsible for planning, coordinating, and delivering Freedom internal development and construction projects from initial concept, due diligence, design, preconstruction, and permitting, through construction, occupancy, closeout, and turnover. This position serves as a primary representative of Freedom with owners, tenants, consultants, contractors, municipalities, and internal business unit leaders. The role is accountable for protecting project performance, client relationships, financial outcomes, safety, schedule, quality, and Freedom's reputation.

Primary Responsibilities:
Development Management
- Lead development activities from project conception through completion of construction and occupancy.
- Coordinate site evaluation, acquisition support, due diligence, permitting, consultant coordination, and project feasibility reviews with internal and external teams.
- Manage environmental assessments, surveys, geotechnical investigations and other due diligence workstreams.
- Assist the Preconstruction team with project proformas, development budgets, cash flow projections, project schedules, and financial feasibility analyses.
- Identify, communicate, and mitigate project risks related to land, design, constructability, schedule, cost, and occupancy.
Design & Preconstruction
- Assist the Preconstruction Manager with managing architects, engineers, specialty consultants, and other design professionals in coordination with our Preconstruction Manager.
- Coordinate municipal, regulatory, and utility approvals in support of project milestones.
- Review design documents for constructability, cost control, quality, tenant requirements, and operational needs.
- Assist with value engineering, alternative analysis, procurement planning, and preconstruction coordination with Preconstruction Manager and construction leadership and trade partners.
Construction Management
- Lead multiple internal commercial construction projects from preconstruction through completion and warranty transition to Property Management.
- Serve as the primary point of contact for owners, tenants, consultants, contractors, suppliers, and internal Freedom teams.
- Develop and manage master project schedules, milestones, critical path activities, recovery plans, and turnover requirements.
- Administer contracts, purchase orders, consultant agreements, scopes of work, change orders, payment applications, and project documentation in coordination with the Preconstruction Manager.
- Monitor project budgets, forecasts, change order exposure, contingency use, cost-to-complete, and final financial outcomes.
- Partner with superintendents and field leadership to execute the project while supporting safety, quality control, punch list completion, and closeout documentation.
Leadership, Communication & Team Development
- Mentor and support Project Managers, Superintendents, Assistant Project Managers, Development Associates, and other assigned team members.
- Establish clear accountability, performance expectations, meeting cadences, documentation standards, and decision-making protocols.
- Promote collaboration across Development, Construction, Property Management, Brokerage, Advisory Services, Accounting, and Executive Leadership.
- Prepare clear project updates, executive summaries, budget reports, risk registers, meeting notes, and client communications.
- Support recruiting, onboarding, training, and professional development initiatives within the Development and Construction business units.
Client, Partner & Business Development
- Maintain strong relationships with clients, property owners, investors, developers, tenants, municipal officials, contractors, lenders, architects, engineers, and industry partners.
- Support proposal development, project pursuits, scopes of service, fee strategy, presentations, and business development activities.
- Identify opportunities for additional Freedom services and collaborate with other business units to support integrated client solutions.
- Represent Freedom professionally in public meetings, client meetings, project interviews, networking, industry events, and community interactions.
Qualifications:
Citizenship
- US Citizenship.
Education
- Required: Bachelor's degree in Construction Management, Civil Engineering, Building Science, or a related field.
Experience
- Minimum of 8-15 years of progressive experience in commercial real estate development, construction management, owner representation, general contracting, or a closely related field.
- Demonstrated experience managing multiple commercial projects simultaneously, including office, medical office, industrial, tenant improvement, build-to-suit, and/or ground-up development projects.
Technical Skills
- Microsoft Office Suite, Microsoft Project or comparable scheduling software, Procore or comparable construction management platform, Bluebeam or comparable document review platform.
- Strong working knowledge of project budgeting, estimating, procurement, cost reporting, contract administration, change management, design coordination, permitting, construction documentation, and closeout processes.
Certifications Preferred
- OSHA 30
- LEED AP
