ESSENTIAL FUNCTIONS
General Leadership & Operations Management
- Direct and oversee all on-site operations for a high-rise condominium, including supervision of a team of up to seven staff members.
- Provide leadership, training, and motivation to ensure top-tier service delivery.
- Serve as the primary liaison among the Board of Directors, residents, and vendors.
- Conduct regular staff meetings and training sessions to maintain operational consistency.
Financial & Administrative Oversight
- Manage and monitor annual operating, special project, and reserve/SIRS budgets.
- Oversee accounting processes, including invoice approval, collections, and vendor payments.
- Ensure compliance with governing documents, board policies, and statutory regulations.
- Prepare monthly financial and variance reports for Board review.
Maintenance & Special Projects
- Coordinate and manage maintenance activities and capital projects.
- Work closely with vendors and engineers to ensure project completion on time and within budget.
- Conduct routine property inspections to preserve and enhance asset value.
Resident Relations & Communication
- Maintain proactive, professional communication with residents and the Board.
- Respond promptly to inquiries, concerns, and emergencies.
- Prepare and distribute meeting materials, monthly management reports, and community updates.
- Oversee the onboarding process for new residents, lease/sales/ARC process.
Compliance, Risk & Emergency Management
- Implement and manage emergency response and preparedness plans.
- Maintain documentation of incidents, damages, and remediation efforts.
- Ensure compliance with all local, state, and association laws and safety requirements.
Board & Vendor Relations
- Advise and support the Board of Directors in decision-making and policy enforcement.
- Negotiate, manage, and evaluate vendor contracts to ensure service quality and cost control.
- Submit the bi-monthly action plan timely.
SKILL AND KNOWLEDGE REQUIREMENTS INCLUDE
- Minimum 5 years of on-site management experience at a high-rise or luxury condominium.
- Strong verbal and written communication skills with the ability to communicate clearly and professionally with homeowners and Board members.
- Bilingual skills (English/Spanish or English/Creole) are helpful but not required.
- Demonstrated leadership, customer service, and organizational excellence.
- Must be a Florida Licensed CAM (Community Association Manager)
PHYSICAL AND MENTAL REQUIREMENTS
- Moving about on foot to accomplish tasks, particularly frequent movements from place to place within the unit.
- Ability to stand for up to 8 hours per day and to climb steps regularly.
- Withstanding temperature extremes due to Florida weather conditions.
- Reading and writing work-related documents in English, reviewing financial reports and understanding basic accounting.
- Speech recognition and clarity, including the ability to understand the speech of customers and co-workers and the ability to speak clearly so that you can be understood by customers and co-workers in English.
- Constantly communicates and receives verbal communication with other employees in fast-paced environment.
- Physical presence at the community is essential to perform job duties.
