CapEx Project Manager – Multifamily Renovation & Turnaround
A growing multifamily owner-operator in Huntsville, AL is seeking a hands-on CapEx Project Manager to take ownership of the renovation, unit turn, vendor management, and maintenance operations at a recently acquired 350+ unit distressed apartment community.
This is a build-it-from-the-ground-up opportunity for someone who thrives in challenging environments, knows how to manage multiple vendors and renovation projects, and isn't afraid to get into the weeds to get things done.
With approximately 1/3 of the units vacant and no established maintenance leadership structure, the immediate priority is to bring organization, accountability, and momentum to the property's turn and renovation program.
You won't be walking into a polished operation with an established playbook. You'll be creating the playbook.

As the property is turned around, the role will expand into portfolio-wide capital improvement, renovation, and CapEx project management across a growing multifamily portfolio.
The company's portfolio currently includes 3,200+ conventional apartment units, primarily Class B and C/value-add assets, with approximately 2,400 units in Huntsville, 400 in Birmingham, and additional scattered properties.
What You'll Be Doing
- Take full ownership of the unit turn and renovation process for a 390-unit multifamily community
- Develop and implement a structured turn program to address a significant vacant-unit backlog
- Coordinate and manage vendors across multiple trades, including renovation, construction, maintenance, and specialty contractors
- Establish processes, timelines, budgets, expectations, and accountability where little structure currently exists
- Inspect work, monitor quality, manage schedules, and ensure projects stay on track
- Troubleshoot issues in the field and proactively remove obstacles impacting unit readiness
- Build strong vendor relationships while identifying opportunities to improve cost, quality, and turnaround time
- Help establish and standardize maintenance and renovation procedures
- Build out a 5–6 person maintenance team as the operation stabilizes
- Initially oversee turn operations and outside vendors, with increasing responsibility for the onsite maintenance function
- Develop into the company's go-to resource for CapEx, renovations, capital improvements, and construction projects across the broader portfolio
- Support future acquisitions and renovation projects in Huntsville, Birmingham, and other markets as the company continues to grow
- Travel as needed to support capital projects and portfolio initiatives
What We're Looking For
The ideal candidate is a builder, problem-solver, and operator who can walk into an unorganized environment and create structure without needing a playbook.
Your title or industry background matters less than your ability to manage projects, control vendors, drive unit turns, and get results.
Strong candidates may come from:
- Multifamily Maintenance Director / Maintenance Manager roles with significant project experience
- Construction Project Management
- General Contracting
- Renovation / Rehab Project Management
- CapEx Project Management
- Multifamily Construction or Property Operations
You should have:
- Experience managing renovations, rehabs, capital projects, or large-scale unit turns
- Strong vendor management and contractor coordination skills
- The ability to manage multiple projects, priorities, and trades simultaneously
- Experience working in multifamily housing, construction, renovation, or a related environment
- A hands-on approach and willingness to get into the field when necessary
- The ability to operate effectively in a high-pressure, Class B/C or value-add environment
- Strong organizational and problem-solving skills
- The ability to build processes and structure from scratch
- The leadership ability to eventually recruit and develop a maintenance team
- A willingness to travel or spend extended periods onsite if not currently located in Huntsville
A degree or specific certification is not required. An HVAC certification or strong technical background is a plus, but the priority is practical project management, vendor coordination, leadership, and execution.
