SunRidge Management Group is seeking an experienced Property Manager to lead a multifamily new development community in Mount Pleasant, Texas.
This opportunity is ideal for an experienced multifamily leader who has a strong background in new development, lease-up, and/or Class A property management and is ready to take ownership of a new community's operations, leasing performance, team development, and resident experience.
Relocation is required for this position. Selected candidates must be prepared to relocate to the Mount Pleasant area within 2–3 weeks of accepting the position.

Position Summary
The Property Manager will oversee the day-to-day operations of a multifamily new development community while working closely with the AVP and corporate team.
The ideal candidate will bring proven experience managing new development, lease-up, or Class A multifamily communities and will be comfortable building strong operational processes, driving leasing performance, developing an on-site team, managing financial performance, and delivering an exceptional resident experience.
This position requires a hands-on leader who can operate effectively in a fast-paced environment and help establish the community for long-term success.
Key Responsibilities
Operational Leadership
- Oversee all aspects of daily property operations, including leasing, collections, renewals, resident relations, and vendor coordination.
- Establish and maintain strong operational processes for a new development community.
- Communicate regularly with the AVP regarding property performance, challenges, and strategic needs.
- Ensure compliance with applicable Fair Housing, ADA, property code, and company requirements.
Financial Management
- Monitor rents, expenses, delinquencies, and overall budget performance.
- Approve invoices and manage vendor relationships while maintaining budget compliance.
- Oversee rent collection, posting, deposits, and delinquency procedures.
- Monitor property performance and identify opportunities to improve financial results.
Team Leadership & Development
- Recruit, onboard, train, and develop on-site leasing, maintenance, and administrative team members.
- Coach team members to achieve leasing, customer service, and operational goals.
- Review and approve timecards and conduct performance evaluations.
- Build a collaborative and accountable team culture.
- Train and mentor the Assistant Manager to support operational continuity.
Leasing & Marketing
- Lead leasing strategy and daily leasing activity for the community.
- Monitor traffic, applications, leases, occupancy, and leasing performance.
- Develop and implement property-specific marketing and outreach strategies.
- Conduct regular market surveys and monitor competitor activity.
- Ensure applications, lease paperwork, and resident files are completed accurately and in compliance with company standards.
Resident Relations
- Promote exceptional customer service throughout the community.
- Respond to resident concerns and ensure timely follow-up.
- Oversee move-in and move-out processes.
- Monitor resident satisfaction and retention opportunities.
- Help establish a strong resident experience within the new community.
Maintenance & Property Operations
- Partner with the maintenance team to ensure units are market-ready.
- Monitor make-ready schedules and preventative maintenance.
- Conduct regular property and unit inspections.
- Coordinate vendor activity and ensure work is completed according to company standards.
Compliance & Reporting
- Maintain accurate property records, leases, inspections, renewals, permits, and related documentation.
- Complete weekly and monthly reporting for the corporate office.
- Participate in corporate management meetings.
- Maintain compliance with applicable housing, licensing, and property requirements.
Required Qualifications
Minimum Requirements:
- At least 3 years of multifamily property management experience.
- New development, lease-up, and/or Class A multifamily property management experience required.
- Proven leadership experience within a multifamily community.
- Strong understanding of leasing, resident relations, collections, budgeting, and property operations.
- Working knowledge of Fair Housing regulations and applicable property requirements.
- Experience with property management software such as OneSite or Yardi preferred.
- Proficiency with Microsoft Office Suite.
- Excellent communication, organization, leadership, and customer service skills.
- Ability to manage multiple priorities in a fast-paced environment.
- Valid driver's license and reliable transportation.
- Must be willing and able to relocate to Mount Pleasant, TX within 2–3 weeks of accepting an offer.

Work Environment
This is a full-time, on-site position at the assigned apartment community in Mount Pleasant, TX.
The Property Manager must be available to work occasional weekends when needed for staffing, leasing activity, property operations, or emergencies.
The position also requires daily property walks and inspections, including the ability to walk the community, inspect units, climb stairs, bend, lift, and perform general physical tasks associated with property operations.
