Property Manager – 500-Unit Conventional Multifamily | Brooklyn, NY
Lead a High-Performing Brooklyn Lease-Up Into Its Next Chapter
Our client is seeking an experienced Property Manager to take the helm of a busy, approximately 500-unit conventional multifamily community in Brooklyn that is nearing the finish line of lease-up at roughly 90% occupied.
This is a high-volume, high-demand property that requires a hands-on leader who understands that multifamily management doesn't always fit neatly into a 9-to-5 schedule. With the current Property Manager transitioning out, this is an important opportunity for someone who can step in quickly, take ownership, and keep operations, residents, leasing, compliance, and the onsite team moving forward.
Why This Role?
This isn't a position for someone who watches the clock. The ideal Property Manager is sharp, proactive, highly organized, and comfortable operating in a fast-paced Brooklyn environment. You'll be managing a large-scale asset with a demanding resident population and will need to be visible, responsive, and willing to stay engaged until the work is done.
The property serves a primarily Russian-speaking resident population, making cultural awareness and Russian language skills a meaningful differentiator.
Key Responsibilities
- Oversee day-to-day operations of a ~500-unit conventional multifamily community
- Lead the property as it transitions from lease-up into stabilized operations
- Manage onsite staff, performance, resident relations, leasing, maintenance, and vendor relationships
- Ensure compliance with NYC housing laws, rent registration requirements, and property regulations
- Maintain a strong understanding of 421a requirements and the new 421a program
- Monitor occupancy, leasing activity, collections, resident retention, and overall property performance
- Handle escalated resident concerns and maintain a high level of customer service
- Partner with ownership and leadership on property performance, reporting, and operational priorities
- Ensure the property remains compliant, well-maintained, and positioned for long-term success
What We're Looking For
- Proven experience managing a large-scale conventional multifamily property, ideally 400+ units
- Strong knowledge of the Brooklyn multifamily market
- Required: 421a program knowledge, including familiarity with the new 421a program
- Strong understanding of NYC local laws, rent registrations, and multifamily compliance requirements
- Lease-up experience strongly preferred
- Experience managing a busy, high-volume property with significant resident interaction
- Strong leadership, organization, communication, and problem-solving skills
- Ability to prioritize effectively and stay calm in a demanding environment
- Russian language skills are a strong plus, given the property's resident population
- A hands-on, accountable leadership style—you see what needs to be done and take care of it
