Civil Engineer / EIT – Land Development
Knoxville, Tennessee
An established and rapidly growing residential development organization is looking to add a Civil Engineer / EIT to its Knoxville engineering team.
This is a strong opportunity for an early-career civil engineer who wants to work on large-scale residential and land development projects, take on meaningful responsibility early, and gain exposure to projects from initial feasibility through design, permitting and construction.
The Knoxville operation continues to experience significant growth and has a substantial pipeline of active development work, including a 1,200-lot residential community, a 400-acre phased development, and multiple additional communities in the 200–300 lot range. The engineering group also supports projects throughout East Tennessee and into Southwest Virginia.
What You’ll Be Doing
You’ll work closely with experienced engineers, designers and development professionals on a wide variety of residential and site development projects.
Responsibilities will include:

Preparing and coordinating land development construction plans

Performing grading, drainage, stormwater and infrastructure design

Supporting roadway and pavement design
-
Preparing engineering calculations, reports and technical documentation

Using AutoCAD Civil 3D for site and infrastructure design

Assisting with feasibility studies for potential land acquisitions, including identifying development constraints, preliminary cost considerations and scheduling

Coordinating plan submissions and approvals with local and state agencies

Participating in project and agency review meetings

Supporting construction administration, including site visits, bid documents, submittal reviews and pay applications

Helping identify practical and cost-effective design solutions throughout the development process
What They’re Looking For
The ideal candidate will have:

Bachelor’s degree in Civil Engineering from an ABET-accredited university

EIT certification, with the ability and desire to ultimately obtain a PE
-
Approximately 1–3+ years of civil engineering experience

Experience with AutoCAD Civil 3D
-
Exposure to land development, site development or infrastructure design

Strong communication and organizational skills
-
A willingness to learn, take ownership and expand responsibilities over time
Residential land development experience is preferred but not mandatory. Candidates coming from commercial or general site development backgrounds — including retail, mixed-use or similar civil/site projects — can also be considered if they have solid Civil 3D and land development fundamentals.

This is a full-time, five-day-per-week in-office position in Knoxville. Leadership places a strong emphasis on collaboration, mentorship and having the engineering and development teams working together in person.

Ideal Backgrounds
Candidates currently working for a civil engineering consulting firm, land development consultant, residential developer, site development firm or multidisciplinary engineering company would be particularly attractive.
Experience designing subdivisions, townhomes, residential communities, commercial sites, grading, storm drainage, utilities, roads or related land development infrastructure would translate especially well to this opportunity.
