The following position is to join our RTX Enterprise Services Team:
RTX has an opening for a Director, Real Estate - Global Transaction Services & Corporate Portfolio Management (Director, Real Estate) position.
The Director, Real Estate - Global Transaction Services & Corporate Portfolio Management serves as the enterprise owner of both real estate transaction delivery and corporate portfolio outcomes. As Global Transaction Services lead, this individual governs the company’s worldwide real estate transaction management capability across office, industrial, R&D, and specialized assets. This role owns the transaction services platform including process, standards, performance, and third-party delivery. Ensuring transactions are executed consistently, efficiently, and in alignment with enterprise strategy. The role balances strategic oversight, operational rigor, and continuous improvement to deliver speed, cost efficiency, and risk control at scale.
In addition, as the Corporate Portfolio Manager, this role is accountable for the end-to-end (E2E) execution of the Corporate Portfolio. This leader functions as the Portfolio SME, governing global project execution with support across all Real Estate Centers of Excellence’s (COE) while maintaining direct accountability for portfolio performance, critical dates, and decision quality.
This is not a coordination role. It is an ownership role.
What You Will Do
- Transaction Services Ownership:
- Own the global transaction services platform, including operating model, governance, and delivery standards.
- Establish and maintain standardized transaction processes, playbooks, templates, and controls across all regions.
- Ensure consistent execution of transactions from demand intake through close and handoff to lease administration.
- Serve as a trusted advisor to functional partners including; finance, legal, risk, and EH&S.
- Accountable owner for transaction outcomes, not just activity.
- Service Line Reporting & Performance Management:
- Own transaction services reporting, including:
- KPIs and metrics
- Control Tower support
- Cycle time, savings, and risk indicators
- Provide regular, executive-level reporting to leadership and business stakeholders.
- Ensure data integrity and alignment across functions and systems.
Third-Party Partner Oversight:
- Provide overall governance and performance management of the global transaction management partner.
- Serve as the managing partner to defined SLAs, KPIs, and contractual commitments.
- Lead regular performance reviews, issue resolution, and resource planning discussions.
- Ensure the partner deploys the right talent, experience, and capacity to meet enterprise needs.
Commission Governance & Financial Oversight:
- Provide commission guidance on transactions as required, serving as the first level of escalation.
- Oversee commission structures to ensure alignment with policy, value creation, and market standards.
- Track commissions for accuracy, transparency, and compliance.
- Partner with finance and legal to resolve commission disputes or variances.
Issue Escalation & Resource Management:
- Actively identify performance gaps, delivery risks, and resource misalignment within the transaction delivery model.
- Escalate issues as needed to ensure the right resources are assigned to the portfolio.
- Work directly with the third-party partner to address concerns related to individual transaction managers or brokers whose performance does not meet expectations.
- Protect the enterprise by intervening early when execution quality, responsiveness, or judgment is at risk.
Continuous Improvement & Transformation:
- Identify, prioritize, and lead continuous improvement initiatives across transaction services.
- Drive improvements in:
- Speed to execution
- Cost efficiency and value realization
- Risk mitigation and flexibility
- Data quality and handoffs
- Standardize best practices globally while allowing for market-appropriate flexibility.
- Leverage technology, analytics, and automation to modernize transaction delivery.
Corporate Portfolio Manager:
- Serve as Corporate Portfolio Manager, maintaining an active, forward-looking pulse on the Corporate real estate portfolio.
- Monitor portfolio health including:
- Capacity and utilization pressures
- Lease expirations and option events
- Business risk, cost exposure, and flexibility
- What’s working well and where intervention is required
- Translate business needs into executable projects.
- Absorb complexity on behalf of internal customers, enabling faster and better decision-making.
- Ensure transactions align with portfolio strategy, workforce plans, and capital objectives.
- Proactively surface issues, opportunities, and tradeoffs to leadership before they become urgent.
- Be accountable for the development, quality, and approval of real estate business cases.
- Drive outcomes
- Travel: up to 20-30%
Qualification You Must Have
- Minimum of 14+ years of experience in corporate real estate transactions, portfolio management, or enterprise real estate leadership and a bachelor’s degree or equivalent combination of related work experience and schooling in lieu of degree.
- 10+ years’ experience operating at global scale within a large, matrixed organization.
- 8+ years' experience governing third-party service providers and holding them accountable to performance standards.
- Experience with. financial, commercial, and risk acumen with deep understanding of lease structures and transaction economics.

The salary range for this role is 186,200 USD - 353,800 USD. The salary range provided is a good faith estimate representative of all experience levels.
