How This Role Creates Value:

The Floating Service Manager plays a key role in maintaining the functionality, safety, and appearance of multiple Kane Realty managed communities in the Triangle/Triad area. This position provides hands-on maintenance support across various properties as needed, ensuring a consistent standard of quality and care for our residents and assets.

Essential duties include but are not limited to:

• Perform general maintenance tasks including electrical, plumbing, carpentry, masonry, and painting.
• Repair and maintain structures such as showers, sinks, appliances, doors/cabinets, walls, and building exteriors.
• Prepare vacant units for new move-ins, ensuring all standards are met.
• Inspect, maintain, repair, and replace HVAC systems as needed.
• Complete preventative maintenance activities across assigned properties.
• Respond to 24-hour emergency maintenance requests (on a pre-scheduled rotation).
• Perform grounds work such as trash pick-up, sweeping, and light landscaping.
• Maintain and service community pools as required.
• Coordinate and complete special projects as directed by the Maintenance Supervisor or Property Manager.
• Follow all safety and OSHA requirements.
• Maintain regular attendance and punctuality.

What You Offer:

The Service Manager must have a Wake County CFO and CPO designation to properly handle Freon and to ensure appropriate chemical balance in property swimming pools and fountains. He/she also ensures maintenance staff members maintain a positive attitude on the job and that resident satisfaction is always a top priority.

• Ability to follow written and verbal instructions.
• Must have reliable transportation and a valid driver's license.
• Ability to work some weekends and participate in the on-call rotation.
• Ability to pass a pre-employment background check and drug screen upon hire.
