Facilities Condition Assessment / Assets Manager
A well-established multidisciplinary company within the built environment is seeking a technically strong and commercially aware Facilities Condition Assessment / Assets Manager to join their team in Centurion. Reporting directly to the Executive: Operational, this role offers an exciting opportunity for an experienced professional to oversee facilities condition assessments, asset management, site operations, and business development initiatives across a diverse portfolio of projects and assets.
The successful candidate will play a critical role in evaluating building and infrastructure conditions, developing lifecycle strategies, managing operational performance, and contributing to the company’s growth through strong client engagement and strategic business development activities.
Responsibilities: Facilities Condition Assessment (FCA): • Conduct detailed condition assessments of buildings, infrastructure, and MEP systems. • Inspect structural, mechanical, electrical, plumbing, and fire systems to identify defects, risks, and compliance issues. • Develop asset condition ratings and perform remaining useful life analyses. • Prepare comprehensive FCA reports including photographic evidence and technical recommendations. • Develop 5–10-year capital expenditure (CapEx) forecasts and maintenance plans.
Asset & Facilities Management: • Manage the operational performance of facilities and infrastructure assets. • Develop and implement preventative and corrective maintenance strategies. • Maintain accurate asset registers and lifecycle management databases. • Optimise asset performance, cost efficiency, and overall service delivery. • Ensure compliance with safety regulations, environmental standards, and building legislation.
Site Management & Technical Oversight: • Oversee site operations, maintenance teams, contractors, and service providers. • Conduct regular site inspections, quality audits, and compliance assessments. • Ensure adherence to health and safety requirements and operational standards. • Supervise refurbishment projects, repair works, and minor construction activities. • Resolve technical issues on-site and ensure continuity of facility operations and services.
Business Development: • Identify and pursue new opportunities relating to FCA, asset management, and facilities management services. • Prepare tenders, technical proposals, and submission documentation. • Build and maintain strong professional relationships with clients, consultants, and stakeholders. • Participate in client meetings, presentations, and contract negotiations. • Support the strategic growth and expansion of the company’s service offerings.
Financial & Reporting: • Prepare budgets and monitor operational and maintenance expenditure. • Support capital planning and infrastructure investment decision-making processes. • Provide cost estimates for maintenance, repairs, and lifecycle replacements. • Deliver regular performance, condition, and asset management reports to clients and stakeholders
Requirements: • Bachelor’s Degree in Engineering, Construction Management, Facilities Management, or a related field. • Minimum of 5 years’ experience in facilities condition assessments, asset management, facilities management, or construction-related environments. • Strong technical assessment and site inspection experience. • Sound knowledge of building systems including structural, MEP, fire, and civil infrastructure. • Experience preparing technical reports, lifecycle analyses, and CapEx plans. • Strong understanding of building regulations, compliance standards, and maintenance best practices. • Proven client-facing and/or business development experience. • Strong communication, analytical, leadership, and stakeholder management skills. Preferred Skills: • Experience managing large property portfolios or infrastructure assets. • Knowledge of asset management systems and lifecycle modelling tools. • Project management experience will be advantageous. • Strong negotiation and stakeholder engagement abilities. • Financial acumen relating to budgeting, forecasting, and cost management.
