Summary:

This position provides daily leadership for zone supervisors who are responsible for in-house and contracted maintenance and operations activities within the campus’ building maintenance zones to effectively maintain a safe, functional, clean, efficient and attractive living and learning environment. This position reports to the Director of Facilities Operations and requires minimal supervision. Reporting directly to this position are four Building Maintenance Supervisors who are each directly responsible for overseeing maintenance operations of a select group of buildings. The nature of this role within the organizational unit is to provide leadership, management, strategic direction and oversight of the university’s Building Maintenance (Zone) Operations. Critical support areas include: effective preventive maintenance documentation and scheduling, streamlining work order management, personnel management, customer support and relationship , and data acquisition for deferred maintenance project development & management, representing the unit for planning & problem resolution, budgeting, and cost accounting. 

Essential Functions:

  • Leads the day-to-day operations and functions of Building Maintenance Operations to provide reliable service and ensure schedules and priorities are met. Plans on-going maintenance and operations activities to ensure smooth operations. Gives general direction and aids unit staff in work identification, planning/scheduling, priority setting, accomplishment, problem resolution and documentation. Keeps the staff focused on accomplishment of the unit mission, to boost morale and increase performance levels. 

  • Provides technical and management expertise to the unit and department, to ensure effective and efficient operations. Identifies and implements processes to measure system performance, plans system enhancements, troubleshoots system problems and provides guidance to the staff, to provide the university community with the most optimum systems and equipment available to meet its needs.

  •  Ensures that Building Maintenance Operations budget goals are met. Monitors budget performance, sets budget review meetings with Building Maintenance Supervisors and takes appropriate action and reports status to the Director, to ensure unit stays cost effective.

  • Participates in the development and update of capital renewal and preventive maintenance programs, to ensure appropriate long-range planning. Research issues, recommend priorities, prepares analyses and presentations and aids in the execution of approved projects to assist in carrying out the unit’s objectives.

  • Monitors the quality of maintenance and repair work to ensure work meets customer expectations, OSHA, ADA, fire, local and federal regulations. Reviews plans and specifications for projects in development and process, submits recommendations and is available for consultation on projects to ensure that university standards are maintained and updated as needed.      

Supervisory Responsibility:

  • Reporting directly to this position are 4 Building Maintenance Supervisors and indirectly, this position oversees the building maintenance trade personnel who report directly to the Building Maintenance Supervisors.

Position Type/Expected Hours of Work:

  • Full-time.

  • 35 hours per week.

  • This position may need to respond to emergency calls for building maintenance issues that occur during non-business hours.

Salary Range:

  • $110,000.00 - $120,000.00 annually.

Required Education and Experience:

  • Bachelor’s degree in engineering or other applicable field or the equivalent in training and experience.

  • Ability to read and review blueprints.

  • Experience working in a diverse cultural environment and managing a diverse work force.

  • Valid driver’s license.

  • 8 - 10 years of relevant experience.

  • 8 - 10 years journeyman level trades experience.

  • 3 - 5 years supervisory experience of multiple trades staff in an institutional environment.

Preferred Education and Experience:

  • Master's degree or equivalent.

  • 10+ years of relevant experience.
