Philadelphia, PA | Multifamily | ~1400 Units
Are you the person who makes everything run better?
A Philadelphia-based multifamily operator is looking for a Director of Facilities & Resident Services to take ownership of the resident experience and building operations across a ~500-unit urban portfolio.
This is a centralized operation — no traditional on-site teams. Leasing and maintenance resources are shared across the portfolio, which means this role is all about creating structure, driving accountability, and making sure nothing falls through the cracks.
And no — we're not looking for someone who wants to spend their day fixing toilets. 😉
We're looking for an operations-minded multifamily leader who knows:
✔️ When something needs to be escalated
✔️ Who needs to handle it
✔️ How to hold vendors and teams accountable
✔️ How to spot patterns in work orders and building issues
✔️ How to turn chaos into a process
✔️ How to create a better resident experience
What You'll Own
🏢 Resident Experience – Own the post-lease resident journey from move-in through renewal and move-out.
🔧 Building Operations – Oversee preventative maintenance, inspections, elevators, fire/life-safety compliance, vendors, and building issues.
⚙️ Systems & Processes – Build the policies, procedures, checklists, and playbooks that keep the operation running smoothly.
👥 Accountability – Make sure internal teams and vendors do what they're supposed to do — when they're supposed to do it.
📊 Operational Performance – Look beyond individual work orders and identify the trends, recurring problems, and opportunities hiding in the data.
🤝 Cross-Functional Leadership – Partner with property management leadership and the company's in-house GC on repairs, projects, and portfolio needs.
Who Will Crush It Here?
You may be a Regional Property Manager, District Manager, Senior Property Manager, Director of Operations, or multifamily facilities leader who's ready to have a bigger impact.
We're looking for:
- 10+ years of multifamily/property management or operations experience
- Strong understanding of the resident lifecycle and building operations
- A proven ability to build systems and improve processes
- Excellent organization and follow-through
- Strong vendor management and accountability skills
- Comfort working with operational data and work-order metrics
- Yardi experience preferred
- Elise AI experience is a plus
