Unit Mission Statement:The Facilities Management Team creates, maintains, and continuously improves the William & Mary physical environment to enable excellence in teaching, research, and public service.
Position Summary:
Assists in the maintenance and repair of residential, commercial, and industrial HVAC systems. (MAUs, AHUs, RTUs, chillers, boilers, FCUs and VAVs). Performs preventative maintenance on HVAC systems and related components (filter and belt replacements, electrical readings, amp draw readings, greasing bearings and mechanical components, evaporator and condenser coil cleanings, etc.) Assists senior mechanics with maintenance responsibilities; providing tools and parts necessary to repair HVAC systems. Provides critical field information to other HVAC mechanics and technicians -to facilitate repairs and troubleshooting of systems.
Job Description:
Hiring Salary: up to $45,000 commensurate with experience.
Required Qualifications:
- Experience in the safe use of power and hand tools (drills, wrenches, screw drivers, pliers, tubing cutters, volt meters, reciprocating saws, etc.).
- Ability to climb ladders, work over-head, maneuver in tight and confined spaces.
- Must be able to work in extreme environments (summer heat and winter cold) - Ability to communicate effectively with customers and co-workers.
- Valid Virginia Drivers License and two (2) years of driving experience.
Physical Demands:
- Ability to sit for and pass (Universal) EPA Licensing exam within 90 days of employment.
Preferred Qualifications:
- Universal EPA Certification - Experience with HVAC maintenance, installation, or repair.
Conditions of Employment:
- This position has been designated as essential to the operation of the department, will require reporting to work when the University is officially closed and is subject to overtime.
- The incumbent will be required to participate in Facilities Management on-call program.

Job Duties:
50% - HVAC Assistance:
- Assist in the maintenance and repair of HVAC, Boiler, and Hot Water Systems.
- Provide tools and assistance to HVAC technicians.
- Hold ladders, open hatches, remove bolts and screws, lock-out electrical, gas, steam, and water utilities.
- Provide temperature, voltage, and amperage readings to senior technicians.
- Bring parts necessary to effect repairs to job sites.
25% - HVAC Maintenance:
- Perform preventative maintenance on a variety of HVAC equipment and systems.
- Replace filters, belts, worn components.
- Clean evaporator and condenser coils.
- Clean control cabinets.
- Take temperature and pressure readings.
- Provide equipment information (data plate info., operational status, parts numbers) to supervisor and senior technicians.
15% - HVAC Site Preparation:
- Setup and transport HVAC equipment and tools to job site (oxy-acetylene tanks, vacuum pumps, recovery machines/tanks, refrigeration tanks).
- Assist with job-site clean-up.
- Coordinates repairs with building occupants.
- Assists contractors and provides access to university buildings.
5% - Work Administration:
- Work order system is used effectively and in a timely fashion for all corrective work identified and reported.
- Work order documentation and customer response cards are completed and submitted in a timely manner.
- Corrective action is taken as required on the work orders with minimal callbacks.
- Consistently advises supervisor of required follow-up actions.
5% - Other Duties:
- Other duties assigned are conducted in an expeditious and professional manner.
