FIRE ALARM / SECURITY PROJECT MANAGER

Location: Detroit, MI

ROLE SUMMARY

Our Client is seeking an experienced Fire Alarm / Security Project Manager to manage the planning, coordination, installation, and successful delivery of fire alarm and security technology projects within healthcare and commercial facilities.

The Project Manager will be responsible for managing project schedules, budgets, subcontractors, vendors, General Contractors, change orders, procurement, and project documentation. This position will also provide technical and project-management leadership for fire alarm, access control, CCTV/video surveillance, intercom, intrusion detection, and other low-voltage systems.

The ideal candidate will have strong project-management skills, technical knowledge of fire alarm and security systems, and experience working on construction projects, preferably within hospitals, clinics, or other healthcare environments.

KEY RESPONSIBILITIES

  • Manage fire alarm and security projects from pre-construction through installation, testing, commissioning, and closeout.
  • Develop and maintain project schedules, budgets, milestones, and resource plans.
  • Coordinate with General Contractors, Electrical Contractors, owners, consultants, vendors, and subcontractors.
  • Manage subcontractor and vendor performance, schedules, deliverables, and communication.
  • Review project drawings, specifications, submittals, scopes of work, and contracts.
  • Review takeoffs and vendor pricing to develop accurate project budgets and proposals.
  • Manage procurement of equipment, materials, and technology systems.
  • Review and manage change orders, pricing, scope changes, and potential project impacts.
  • Track project costs, forecasts, budgets, and profitability.
  • Conduct jobsite walks, coordination meetings, progress meetings, and project reviews.
  • Monitor project progress and ensure milestones are achieved on schedule.
  • Coordinate installation and integration of fire alarm and security systems with other building trades.
  • Provide technical support and assist with troubleshooting installation and integration issues.
  • Coordinate system testing, commissioning, inspections, and project acceptance.
  • Coordinate with the AHJ and other stakeholders for fire alarm inspections and approvals.
  • Ensure all work complies with project specifications, applicable codes, safety requirements, and industry standards.
  • Maintain project documentation, reports, schedules, change orders, submittals, and closeout records.
  • Identify project risks and develop solutions to prevent delays and cost overruns.
  • Support project turnover, punch-list completion, final testing, and closeout.
  • Promote and maintain a strong safety culture in accordance with company policies and OSHA requirements.
  • Lead, coach, and support project team members and field personnel.
  • Maintain strong relationships with clients, subcontractors, vendors, consultants, and internal teams.
  • Participate in business-development and customer relationship activities when needed.

FIRE ALARM SYSTEMS

Experience with the following is preferred:

  • Fire alarm control panels
  • Smoke and heat detectors
  • Manual pull stations
  • Notification appliances
  • Fire alarm monitoring
  • Fire alarm testing and inspection
  • Fire alarm commissioning
  • Fire alarm drawings and submittals
  • AHJ coordination
  • NFPA 72 requirements
  • Fire/life-safety system integration

SECURITY SYSTEMS

Experience with the following security technologies is preferred:

  • Access control
  • CCTV/video surveillance
  • IP cameras
  • Intrusion detection
  • Intercom systems
  • Card readers
  • Security monitoring
  • Security management systems
  • Low-voltage cabling
  • Network-connected security devices
  • Security system testing and commissioning

HEALTHCARE EXPERIENCE

Healthcare experience is strongly preferred. The candidate should be comfortable working in hospitals, clinics, medical campuses, and other healthcare facilities and coordinating technology work around occupied spaces and active clinical environments.

Experience with phased construction, shutdown coordination, life-safety requirements, infection-control procedures, and coordination with healthcare IT/facility teams is a plus.

QUALIFICATIONS

  • 5+ years of experience in fire alarm, security, low-voltage, electrical technology, or related project management.
  • Previous experience managing fire alarm and/or security projects.
  • Experience managing subcontractors, vendors, and construction project teams.
  • Experience coordinating with General Contractors and other construction trades.
  • Strong knowledge of fire alarm and security system installation and integration.
  • Ability to read and interpret construction drawings, specifications, and project documents.
  • Experience with project scheduling, budgeting, estimating, and change management.
  • Strong communication, organizational, and problem-solving skills.
  • Ability to manage multiple projects and priorities.
  • Strong leadership and team-management abilities.
  • Proficiency in Microsoft Office, including Word, Excel, and Outlook.
  • Ability to work independently and demonstrate strong follow-through.
  • Healthcare construction experience is preferred.

PREFERRED CERTIFICATIONS

  • NICET certification in Fire Alarm Systems
  • NFPA 72 knowledge or certification
  • OSHA training/certification
  • Manufacturer-specific fire alarm certifications
  • Security/access-control certifications
  • Other relevant low-voltage or life-safety certifications
