Facilities & Maintenance Manager, NY Metro

Location: HQ - Williamsburg, Brooklyn

Status: Full-time / 100% on-site

Compensation: $85,000 - $90,000 annually

Position Summary: This role is a Facilities & Maintenance Manager position at KITH. You will be working on servicing the facilities and repair needs of existing NY Metro Stores & HQ Facilities requests. The focus will be to work closely with Store GM's and Operations to ensure quick and cost-effective turnaround on remedies for maintenance and facilities related issues, with the intent for you to be able to correct and maintain most of the open items personally. The role requires detailed communication to ensure all parties involved, especially dealing with a live retail operation, are properly notified of the work taking place, and that the required insurance/substantiated documentation is properly submitted to the pertinent parties. Understanding of maintenance, repairs, and project management for KITH is required and responsibilities will include the development and implementation of preventive maintenance plans for all stores. Detailed communication and coordination daily for each store is crucial to the role.

RESPONSIBILITIES

Primary Responsibilities

• Work with the Senior & Construction Project Manager to deliver Facilities solutions and act as site superintendent for select special projects from Initiation through to Closeout.
• Acts as the main daily contact for NY Regional retail doors for all facilities and maintenance .
• Fixes immediate retail problems, leaks, or broken fixtures or general repair work.
• Supervises cleaning companies, trash removal, and routine building checks and all maintenance agreements.
• Detailed understanding of all typical/heavy mechanical, electrical, and plumbing (MEP) systems service and upkeep.
• Understanding of boilers, HVAC units, and grease traps, elevators etc.
• Review design drawings and specifications for each project and collaborate with internal teams and external vendors to ensure that each store is designed to the business’ satisfaction. Ability to read drawing sets is crucial.
• Manage timelines for repairs and ensure deadlines are documented, communicated and achieved.
• Coordinate project work with live operation retail, food & beverage, and security teams.
• Communicate all costs and pertinent paperwork with support office staff to ensure compliance is met and costs are tracked properly.
• Perform thorough walk-throughs for repairs and maintenance, and providing detailed scopes with pricing for leadership review.
• Participate in quarterly reviews and planning sessions for Facilities and project management.
• Assess and improve vendor relationships and contracts, working with the Procurement team to drive service improvements and efficiencies.
• Manage planned and unplanned repairs and maintenance needs.
• Oversee cleaning program scope and contracts.
• Anticipate future issues and mitigate risk ahead of time.
  

REQUIREMENTS

Experience

• 5–7 years of experience in retail Construction Facilities & Maintenance.
• Experienced in the luxury or specialty retail store development industry.
• Experienced in vendor management and the facilitation of diverse teams of internal and external partners.
• Experience in reviewing vendor invoices, contracts, and bids.
• Not on the Office of Inspector General's List of Excluded Individuals/Entities (LEIE).

Skills

• Tenured in managing multiple open items at once.

• An excellent communicator with good interpersonal skills — always available by phone and email.
• Availability on weekends as needed.
