Summary
The Manager Community Amenities is responsible for the planning and execution of amenity campuses across master-planned communities. This role oversees the delivery of high-quality, community-enhancing amenities that align with brand, budget, and operational goals. The Manager leads all aspects of amenity development—from programming and design coordination through construction and turnover—while collaborating closely with Land Development, Marketing, Sales, and external partners to ensure a seamless and impactful resident experience. This role will collaborate on design, trade selection and consultant oversight for all aspects of amenity content & construction. All amenity references includes monumentation.
Primary Job Responsibilities
- Lead the planning and execution of amenity campuses across multiple communities, ensuring alignment with brand standards, community objectives, and market needs.
- Coordinate amenity programming and design development, collaborating with Sales, Marketing, Land, and external consultants to create engaging, functional, and cost-effective community spaces.
- Manage all phases of amenity development, including due diligence, budgeting, permitting, consultant coordination, bidding, construction oversight, warranty, and HOA turnover.
- Manage consultant and contractor trade selection, negotiations, and performance, ensuring quality, schedule adherence, and budget control.
- Coordinate with municipalities, utility providers, and regulatory agencies to secure necessary approvals and ensure compliance with all permitting and development requirements.
- Review design documents, site plans, and engineering drawings, ensuring integration with broader land development infrastructure and utility systems.
- Monitor amenity development budgets, schedules, and cash flow, providing regular reporting and ensuring alignment with division financial goals.
- Ensure compliance with environmental and stormwater regulations, including SWPPP, NOI, and other applicable permits.
- Collaborate cross-functionally with Land Development, Construction, and Operations teams to ensure smooth handoffs, operational readiness, and long-term sustainability of amenity assets.
- Perform other duties as assigned.

- Typically has strong knowledge and skills within a specific technical or professional discipline, with the ability to collaborate effectively across related functions.
- Typically requires a University degree or equivalent experience and minimum 5-7 years of relevant experience.
